I wanted to tritely, and more honestly, tell you guys about the acquisitions process: We're making headway on getting into contract for a few more developments that we'll run for a fee. We're also getting much closer to breaking ground on a new project of our own here in Philadelphia. Are those things good? Of course. Are they representative of the whole? Not even close. I look at maybe a dozen properties/deals a day and I underwrite maybe 2 of them: ??In a week — That's 60 deals that cross my [actual] desk and maybe a dozen or so that get torn apart by my models. Key words 'torn apart.' ??In a year — That's ~3,000 deals that cross my desk and ~500 that get taken seriously. ?? ?? ?? After the dust settled, and after about 15 months, we've bought into and executed on a handful of them. Deals DO NOT work much more often than they DO WORK — anything else you hear is nothing more than idle chatter.
