We recently released our Q3 Cap Rate Report, and it’s clear that single-tenant net lease (STNL) assets are holding strong. With falling Treasury yields and potential rate cuts on the horizon, STNL properties look even more attractive. Smaller deals have stayed steady despite high rates, while larger transactions faced some delays. On average, cap rates dropped to 6.24%, and sales prices climbed to $2.57 million.
