Craig moved on to spend a decade on Wall Street as a highly acclaimed equity research analyst at Smith Barney Citigroup and FBR Capital Markets. He serviced leading hedge and mutual fund clients, won multiple awards, and was one of CNBC's go-to semiconductor market experts with over 75 TV appearances. Utilizing his analytical expertise, Craig also provided consulting services to technology startups on market strategy, and acted in CFO and capital raising roles. He continues to be Angel Investor for startups including investments in Thirstie.com and BioIQ.com. Avid Realty Partners was founded in 2015 to seek out and invest in Multifamily and Triple Net assets. Avid typically buys existing assets with value-add opportunities, and occasionally develops new projects. With the continuing growth of Avid’s operations and acquisition activities, the firm has added a highly experienced leadership team of real estate executives with decades in industry experience supported by a dedicated professional team. Avid Realty’s portfolio has grown meaningfully in recent years and currently includes over 1,200 apartment units in targeted growth markets across the US including Texas and Louisiana. Avid Realty Partners is actively seeking well located and productive Multifamily properties and Net Lease assets, and continues to build long-term portfolio supported by a large diversified investor base.

    2024 Multifamily Mid Year Review.?Avid Realty Partners, a multifamily apartment investment firm,?is pleased to present you with our 2024 Multifamily Mid-Year Review ( https://lnkd.in/dvF4DZmF ).?With interest rates likely having peaked already, and commercial real estate prices down meaningfully over the past couple years, we now see outsized investment opportunities in the multifamily apartment space. While near-term supply-driven challenges exist, and inflationary cost pressures are squeezing margins, we think 2025 is shaping up to be a solid year of gains for the sector. Inflation battle has been won, with many categories now experiencing deflation.?Inflation data continues to trend positive and we believe this battle has largely been won.?Per below, we are now seeing deflation in many major spending categories.?Headline and Core CPI are both low over the past four months, and are both around 3% (annualized) over the past six months (which we think will continue to improve).?PPI has run a bit hotter this year up 6.1% year-to-date (annualized), however that follows 0% growth in PPI in 2023 and a string of deflationary readings in late 2023 that normalized in early 2024. Overall, both PPI and CPI are improving in a two-steps forward one-step backward fashion. Energy prices (except Crude) have fallen year-to-date. Other commodity prices (steel, lumber, chemicals) have largely fallen this year. Farm goods and wholesale food prices have fallen somewhat meaningfully so far this year. Auto prices are up 1% this year (annualized). Indeed, we really only see elevated inflation levels in Wages (3.8% - 4.9% annualized wage growth YTD), Rents (+4.0% annualized growth YTD), and Crude oil.?All in, we think this clears the way for a first Fed rate cut at the September board meeting on September 17-18.     In February 2024, Craig Berger, Founder and CEO of Avid Realty Partners, joined Marques Ogden’s podcast which covered a variety of topics including “what does it mean to be authentic.” Craig has been an active real estate investor for nearly 20 years and founded Avid Realty Partners in 2015 to deploy capital across Multifamily Apartments and other real estate assets. Avid Realty Partners’ portfolio includes the acquisition of more than 2,000 apartment and hotel doors in targeted growth markets across the US totaling over $275M of acquisition value. Marques grew up in a single-parent home with a father that inspired perseverance and fairness, Marques Ogden learned how to define his values and set goals. Ogden attended Howard University from 1998-2002 where he played Division I football. He then followed his dream and his brother Jonathan’s footsteps, eventually getting drafted into the NFL in 2003. Overall, he played for 5 years as an offensive lineman with the Titans, Bills, Ravens, and Jaguars. Even during the off-season, Ogden helped train football players in Europe, both physically and mentally. ?

    The NMHC Apartment Strategies Conference and Annual Meeting held in San Diego on January 30, 2024 continues to bear fruit for Avid Realty Partners.?Craig Berger, Founder and CEO made several great new contacts and renewed many old relationships. This year’s conference, as always, provided a distinguished lineup of multifamily experts who shared their market insights.?Here is a summary of four main takeaways from the conference provided by CRE Daily: Economic expectations: Inflation is declining and will result in 3 to 4 interest rate cuts during 2024. Many markets are oversupplied. Immigration will affect absorption dynamics.?Demand will flow to affordable destinations. Multifamily forecast:?Jay Parsons, SVP, Chief Economist, RealPage, sees a steep drop off in apartment deliveries in 18 months. Construction delays continue to hinder the industry. Rents will re-accelerate once near-term supply is absorbed. Trends for Midwestern cities are positive for 2024, driven by renewed focus on manufacturing. Renter wage growth remains steady Using tech to provide a better experience: Owners must create strategies on how to best utilize their data. AI currently being for chat/call bots, delinquency collection, and uncovering common tenant complaints. Competitive Wi-Fi and smart building access are desired by tenants Operational and public policy risks: Insurance costs?– Trend towards in-house self-insurance programs. Having scale matters. Master policies from third-party property managers are also an option Regulatory changes?– The rent control discussions are ongoing and may add further restrictions Rising operating costs?– Some owners are utilizing centralized groups for maintenance and are using managers in maintenance management roles ? ? ?
