This flexibility means we’re agnostic to what we build. Whether it’s high-end condos, middle-income housing, or workers’ housing, our platform can adapt. That adaptability is essential to tackling the global housing shortage and creating solutions for every market.

My journey in modular construction has been anything but typical—it’s been a series of challenges and lessons that shaped my approach to innovation today. It started at Forest City, where I worked on North America’s tallest modular tower. As a twenty-something, I learned quickly that changing an industry like construction doesn’t happen overnight. That first project was my wake-up call to the complexities of scaling new ideas in a traditional space. From there, I shifted gears. I worked on arena projects, managing their unique design and construction challenges. Then came my time at Sidewalk Labs, Google’s urban innovation project, where I explored how technology could transform cities. Now, with Assembly, I’m bringing it all together. Those early lessons taught me resilience; the arenas showed me how to deliver at scale; and Sidewalk Labs gave me a vision for what’s possible. Measuring embodied carbon — it sounds simple, right? Just measure it and reduce it. Ha... If only it were that straightforward. I call it a "dark art" where you are wrestling with shadows -- unreliable baselines (try figuring out how much carbon goes into a conventional building!?) and fragmented data mean that for most projects, it’s difficult to know where we truly stand. Edward Palka, AIA worked with GRESB to break down what we’re up against. I don't want to give it all away, but just to catch your attention, he covers... 1. Missing Metrics: When data is inconsistent or unavailable, how can we even set meaningful targets? 2. The “Time Value of Carbon”: Immediate reductions have a much bigger impact than delayed ones. Timing is everything. 3. The Supply Chain Challenge: The carbon impact doesn’t just stop at building materials; it winds through the entire supply chain, and transparency here is key. 4. Benchmarking Embodied Carbon: We’re up against moving targets with standards that don’t yet fully capture the U.S. market reality. These are complex, thorny issues — but they’re ones we have to confront. The built environment accounts for 40% of global emissions, and embodied carbon is locked into buildings the moment materials are produced. ?? More sustainable residential buildings can have reduced operational expenses, better NOI, and ultimately better building value. That is relevant for operational carbon, which is only half of the picture when discussing a building's climate impact. Buildings also have "embodied carbon," which is the emissions associated with the construction materials. Operational carbon is much easier to sell, because it's easier to put a number on. Embodied carbon, like the emissions associated with concrete and steel production,?is hard to measure as an immediate value proposition.
