Measuring embodied carbon — it sounds simple, right? Just measure it and reduce it. Ha... If only it were that straightforward. I call it a "dark art" where you are wrestling with shadows -- unreliable baselines (try figuring out how much carbon goes into a conventional building!?) and fragmented data mean that for most projects, it’s difficult to know where we truly stand. Edward Palka, AIA worked with GRESB to break down what we’re up against. I don't want to give it all away, but just to catch your attention, he covers... 1. Missing Metrics: When data is inconsistent or unavailable, how can we even set meaningful targets? 2. The “Time Value of Carbon”: Immediate reductions have a much bigger impact than delayed ones. Timing is everything. 3. The Supply Chain Challenge: The carbon impact doesn’t just stop at building materials; it winds through the entire supply chain, and transparency here is key. 4. Benchmarking Embodied Carbon: We’re up against moving targets with standards that don’t yet fully capture the U.S. market reality. These are complex, thorny issues — but they’re ones we have to confront. The built environment accounts for 40% of global emissions, and embodied carbon is locked into buildings the moment materials are produced. ?? More sustainable residential buildings can have reduced operational expenses, better NOI, and ultimately better building value. That is relevant for operational carbon, which is only half of the picture when discussing a building's climate impact. Buildings also have "embodied carbon," which is the emissions associated with the construction materials. Operational carbon is much easier to sell, because it's easier to put a number on. Embodied carbon, like the emissions associated with concrete and steel production,?is hard to measure as an immediate value proposition. Can we actually answer the question "Why aren’t we building better?" ??? I had the honor of sitting down with Freethink and Evan Baehr to discuss how Assembly OSM is rethinking the way we build cities from the ground up. Instead of relying on century-old construction methods, we're applying principles from manufacturing and aerospace to solve two of today’s biggest challenges: the housing crisis and climate change. Our approach is different: ??? We distribute manufacturing of building components, assemble them like a high-tech puzzle, and reduce build times by up to 50%. ?? By doing this, we’re also cutting embodied carbon by 40%, addressing both affordability and sustainability in housing. In this video, I talk about how we got here, the lessons we’ve learned, and what it means for the future of urban development. Some highlights: ?? The U.S. is short by 8 million housing units, driving up costs and pushing people further from the cities. ?? Construction methods haven't changed in 100 years. We’re fixing that by taking cues from industries like aerospace. ???
