THREE things stand out to me in this article reporting on the next administration's policies. What's the knock on effect to construction costs - SIGNIFICANT!! 1. A 10% increase in tariffs across the board. 2. A significant increase in tariffs coming out of China. (My guess is they're indicating it'll be higher than the across the board 10%. China is the world's leading supplier of construction materials - cement, steel, ceramic tile, wood flooring, etc.) 3. Mass deportation of immigrants. (Immigrant labor makes up 25% of the construction workforce in Georgia.) If and/or when these policies are implemented, the effects will be swift and immediate. What to do? Aspire Construction & Design is taking precautionary steps to ensure the success of our projects starting up in the next few months. A timely article on the state of labor in the construction industry as reported by Bloomberg News. Aspire Construction & Design principal and founder, Amber Lawson is quoted and provides her thoughts on the situation. "The election is drawing near just as communities across the Southeast are starting tthe storms made landfall in the past month. Amber Lawson, principal at Georgia-based Aspire Construction & Design, said many of her firm’s subcontractors like roofers and carpenters are being reshuffled to help with reconstruction. That shortage of labor and materials might force her to delay the start of a separate apartment complex outside Atlanta, she said. “I am looking to see effects of labor shortages over the next month or two,” Lawson said. “It’s really just making a tight market already much much tighter.” https://lnkd.in/eeNxf7u8

? Downturn ?? in non-residential construction.....??? Looks ?? like it. A recent survey of architectural firm billings for May 2024 follow a trend of decreased firm billings. All areas of the U.S. show a weakening market with the midwest showing the largest drop. Architecture firm billings are a market leading indicator and give us a sense of what we'll see in the construction market 9 - 12 months from now. Based on the current data, we're looking at a slow down in non-residential construction sometime in Q2 2025. Construction costs across the country have stabilized from the wild swings brought on during Covid. Costs are up ~1.5% from Q4 2023 to Q1 2024. And are up ~5.8% year over year. There is uncertainty in some sectors of the material supply chain - concrete prices are rising with no end in sight due to high demand and copper prices are unpredictable due to labor and legal issues in Peru and Panama, whom are major suppliers. What does this mean for you and your project? EVERYTHING. Material accounts for roughly 40 - 50% of construction costs over which your GC has very little control. But guess what?
