Why invest in Real Estate? **Real Estate allows one to build Passive Income** For many investors (including us), passive income and cash flow are the biggest reason to invest in real estate. In multifamily property investments, revenue is generated through rental income and profits are distributed to the investors. **Tax Benefits unlike other Investments!** Depreciation rules (such as cost segregation studies) allow investors to lower their net gains, thus reducing their tax obligations. Using 1031 Exchange to defer capital gains taxes on the sale of an investment by transferring it to another investment. **Returns based on a clear Project Plan** In multifamily properties, the sponsorship team shares a project plan for the property to be purchased with the lender and prospective investors. This requires thorough due diligence of each unit to calculate the required renovation and maintenance costs to improve and maintain the property. Project planning, expense estimates and renovation budgets are combined to define a pro forma that determines if the investment can meet the goals while still generating revenue to reward investors for their commitment.

    ?? The Power of People Who Push You The alarm buzzed. I cracked one eye open. The cold wrapped around me like a weight, pressing me deeper into the warmth of my bed. Zero degrees. Texas had never felt this frozen. I didn’t want to move. Every part of me screamed to stay under the covers. But then, a message lit up my phone. "See you at class?" That was all it took. I threw off the blankets and got dressed. Because sometimes, the people who push you are the reason you don’t quit. Normally, the class was packed. Today, there were only four of us. The first few minutes were brutal. Our muscles resisted, But we kept going. Twenty-five minutes in, and we still weren’t warm. But we were awake. ?? Alive. ?? Energized.
