Join #FORA and our #CaliforniaHousingAdvocate partners is supporting Prop 5 on November 5th! Why is this bond measure important and how will we ensure it's effective.... Prop 5 Requires Strict Accountability and Oversight for Local Bonds Too often, California’s efforts to address our housing and infrastructure needs have failed to deliver. Under Prop 5, local housing and infrastructure bonds must include strict accountability, oversight, and transparency provisions to help ensure programs deliver results, including: ??A clear list of the types of projects to be funded ??Strict conflict-of-interest checks for local officials involved in the bonds ??Oversight by an independent citizens’ oversight committee ??Independent performance and financial audits of all spending that must be 1) posted publicly, and 2) reviewed by the State Auditor ??Prop 5 Protects Your Local Tax Dollars?? #Prop5 requires all local housing ??? and infrastructure bond funds to be spent locally to benefit only the cities and counties that approve the bonds – not other communities. And Prop 5 limits bonded indebtedness for local jurisdictions, providing another layer of protection for taxpayers. Prop 5 does not raise taxes. It simply gives local voters and taxpayers more authority to address their local affordable housing and infrastructure needs on their terms, without having to rely on the state. #GoVote #ElectionDay

NPH 2024 was a blast! FORA Associate, Victoria Via, and principal Sarah Vaccaro enjoyed spending quality time up with our clients, partners and housing advocacy champions ?? The keynote session filled with housing heroes?? was empowering complete with a huge call to action to support Prop 5 (vote yes!). Sarah and Victoria divided up during sessions to learn as much as possible about new trends and innovative case studies on topics ranging from small developments on faith owned land to design and construction efficiencies to how to tell our housing stories. Prop 5 makes it easier for local voters to approve affordable housing and infrastructure bonds - if those bonds have strict accountability, transparency and oversight. Our family apartments at 847 Woodside Road received unanimous approval by the Redwood City Planning Commission on Tuesday! ?? We are so impressed with the commissions’s visionary outlook on the future of their city. Wish us luck (and positive public comments!) at City Council in October.
?? Big News in Redwood City ?? On September 17, 2024, the City of Redwood City Planning Commission approved the much-anticipated 1900 Broadway/847 Woodside Gatekeeper Project! For those unfamiliar, Redwood City established the Gatekeeper framework, which encourages developers of large non-residential projects to partner with non-profit housing developers to deliver much-needed housing alongside new office/R&D developments. Key highlights of the 1900 Broadway/847 Woodside Gatekeeper project: - 72 new deed-restricted affordable housing units, developed by Eden Housing - 256,000 sq. ft. of office development - Additional community benefits, including a public plaza and community space integrated into the office development. I am so grateful to have been a small part of this process and even more grateful to work with the team who got us to this point including: Sue Exline Sam Hughes Alin Lancaster Veronica R.
