??? Restoring History with Modern Vision: A 1903 Craftsman/Victorian Revival ??? Hey, everyone! We're super excited to share one of our latest projects with you—a beautiful transformation of a charming 1903 Craftsman/Victorian home that had seen better days! This gem was in rough shape, with its original brick fa?ade damaged and a stucco addition that didn’t do it any favors. ?? Smart Zoning Solutions: Our amazing team at Archileaf helped the owners navigate the updated zoning code, which now opens up the potential for a duplex while keeping the door open for a future detached ADU. How cool is that? ?? Maximizing Space: We found a clever way to make the most of the space by repurposing a large opening that had been covered up. This allowed us to add a small extension, creating separate entrances for each unit, plus a cozy mudroom and breakfast nook for the main floor. ?? Basement Beauty: We transformed what was once just a shallow crawlspace into a fabulous 1-bedroom basement unit with a lofty 9-foot ceiling! It was a bit tricky to get the access just right due to the alley, but we made it work! ?? Restoring the Brick: We worked hand-in-hand with the Landmark Commission to bring back the beauty of the original red brick. After carefully removing the stucco, we applied a light mortar wash to preserve its charm and make it shine again. In a significant move toward expanding housing options, the Denver City Council has passed a new measure that allows?Accessory Dwelling Units (ADUs)?in?all residential areas! ?? This change is part of ongoing efforts to make housing more available and affordable for everyone. Sponsored by Councilmembers Sarah Parady, Chris Hinds, and Darrell Watson, along with Mayor Mike Johnston and the Department of Community Planning and Development, this measure is a game-changer. With this update, ADUs can now be constructed on?70% of Denver’s land, a leap from the previous 36%! Starting?December 16, 2024, residents will see the benefits of this change as it aligns with House Bill 24-1152, which allows ADUs in all residential districts, overriding restrictive homeowner association rules. Plus, owners will be able to rent their ADUs even if they later move out—a win-win for property owners and renters alike!
