Construction update for The Mill on Flax! ?? Set to be completed later this year, The Mill on Flax is a mixed-use, multi-family development situated along the Olentangy River in downtown Delaware, Ohio. We led the architectural, interior design, and furniture procurement for this project, transforming a historic Civil War-era flax mill into a vibrant mixed-use community that honors its past while embracing modern functionality and aesthetics. This week, we installed furniture in the first-floor amenity space of the clubhouse. The selections reflect the project’s design language: refined industrial elements, a neutral palette with pops of warmth, and rich textures pulled from the building’s original structure and history—creating a bold and timeless environment reflective of Delaware, Ohio’s rich history. Construction is well underway on G&J Pepsi’s 75,000+ sq. ft. warehouse expansion in Columbus, OH, designed to support its continued growth and operational needs, with completion set for this year. This project marks the latest milestone in a 20+ year long partnership with G&J Pepsi, a family-owned, independent Pepsi bottler and distributor. We’ve had the privilege of designing multiple projects at this production and warehouse facility in Columbus, which distributes Pepsi's diverse family of beverage brands across Ohio and Kentucky. ?? ODW Logistics' new warehouse and office facility in Groveport, OH, is the latest addition to a multi-building site plan, further strengthening our partnership with ODW Logistics and EXXCEL Design Build Construction. Our client envisioned a higher standard office space for their employees—a thoughtfully designed environment that balances functionality, aesthetics, and comfort. Our team optimized ODW’s 900,000-square-foot warehouse design to ensure net-zero flexibility with an efficiently balanced air conditioning system that can handle the demands of high-volume warehouse operations. On the exterior, we refined the warehouse design with custom precast panels featuring carefully placed reveals and windows, enhancing the fa?ade with intentional scaling and added visual interest. We’re grateful for the opportunity to work with ODW Logistics and Exxcel in designing a space that empowers their team and fuels future growth! To help our client, Burns & Scalo, make a critical branding decision for their new headquarters, Tom Lewis took a hands-on approach—sketching their logo full-scale on-site for review. “Burns & Scalo is about craftsmanship and customer experience,” Tom says as he pops his marker open. “We’re following suit with their request to mock up their logo full-scale at the site to determine with the team the best size for the space. With so many dynamic factors at play, a rendering just can't capture the full picture of this design at a 1:1 scale.” This real-time mockup ensured the perfect size for maximum impact in Burns & Scalo’s entry lobby. Working alongside Renier Construction, we brought Kia’s latest dealership prototype to life with a sleek, hospitality-driven design. Upon entering Ricart Kia, customers are greeted by a striking red “infinity loop” that seamlessly flows from the floor to the walls and ceiling of the showroom. This bold design element visually divides the space, separating the expansive windows and polished concrete floor from the warm wood flooring and recessed lighting that characterize the dealership’s interior. The Ricart Kia lounge offers a welcoming, hospitality-inspired atmosphere with a variety of seating options, including counters, couches, and chairs in different colors and textures to suit every guest’s preference—whether they want to relax or stay productive while they wait for service. The showroom’s open consultation areas foster a more interactive sales experience, while an expanded service drive improves operational capacity. Outside, the exterior is clad in distinct ACM panels, reinforcing the sleek, modern look that defines Kia’s latest design vision. It’s been an exciting journey collaborating with Ricart and Renier on this project, further elevating one of Central Ohio’s most recognized automotive campuses!
