    Most of what I do daily isn’t posted on LinkedIn. The long list of details that keep rentals running? Not exactly social media-worthy.     Talk about a POP effect! When this incredible yard was just about complete, we knew something was missing. For both: Aesthetic & Maintenance reasons, we knew there was no way we could launch with grass sprinkled between these fantastic amenities. Just imagine trying to mow and maintain this, let alone get it green again! So, we had a turf & mulch combination installed.... And wow. Guests, we're ready to welcome you in style.     Don't buy the house projecting?$100,000 of annual revenue. ....if the expenses are close to $90,000. There's a TON of hype around the crazy revenue Airbnbs bring in. ....without?much talk about expenses. Expenses like mortgage, utilities, and taxes will exist with?any property. Airbnb? Here's what else you should expect: ? Insurance: STR?coverage is no copy- paste of the typical landlord's insurance ? Supplies: You'll be providing home essentials for your guests. Tissues,?Toilet Paper, Welcome Baskets ? Software Subscriptions: You'll need a robust PMS and pricing software at minimum ? Property?Manager- unless you're self managing! ? Cleaning Fees- Yes cleaning fees! Even though you charge this to your guests, the majority of Airbnb data softwares include the cleaning?fee revenue?in their calculation. It's crucial to calculate this as an expense or your numbers will look a lot juicier- and more unrealistic. And of course, furnishing and design?upon purchase! Here's the key takeaway: Focus on C-A-S-H-F-L-O-W ?? Short term rentals?STILL outperform?the long term rental income in many markets, even after expenses. But be mindful and know what to expect. #airbnb #shorttermrentals

I found this to be one the first STR podcasts that actually dove into the nuts and bolts of strategy, as opposed to strictly talking high level.     Is Airbnb a bad investment? Depends. Golden Rule:?? Short Term Rentals are a business as much they are real estate. 50% real estate 50% hospitality Think you can buy, offload to management, and call it profitable? Buying an Airbnb is NOT: ??I'm buying real estate, and it'll make more money as an Airbnb Buying an Airbnb IS: ??I'm investing in a new business that's tied to real estate. Both aspects require a rock solid plan to succeed. Airbnb isn't a "Plan B" to make more cashflow. You won't be more profitable if you veiw it strictly as real estate. Be prepared to underwrite your purchase from a perspective of a business owner. Your hospitality business can help or hinder 50% of your property's value. If the real estate pencils, make sure the business model does as well. Be prepared to do the hospitality right. Nothing kills a great deal more than a half-baked guest experience. #airbnb #shorttermrentals
