?? People talk a lot about maintenance data. We are big believers in technician-level data in addition to property-level data. Here are three basic KPIs you should know about each person on your team: 1?? Completion time? 2?? Resident rating 3?? Callbacks (by work order type) What maintenance KPIs are important to you or your company????

Motivating your maintenance team is important. But how? Here are five tips that have worked for me over the years: 1. ?????????????????? ?????? ?????????? ????????: It's easy to focus on the big stuff, but those small accomplishments add up. I always try to give a shoutout, even for the little things—it shows the team that every effort counts. 2. ???????????? ??????????????????????: Don’t just praise your team behind closed doors. Recognize them in team meetings or group messages. A little public acknowledgment can go a long way in boosting morale. 3. ?????????????????????? ???????? ????????????????????????:?Not everyone is motivated by the same thing. Take the time to understand what makes each team member excited. Whether it’s a word of thanks, a gift card, or just a little extra responsibility, tailoring your appreciation makes it more meaningful. 4. ?????????????????? ?????? ?????????? ????????????: This one’s tricky but crucial. There’s nothing more demotivating than seeing someone get rewarded who didn’t earn it. I always ensure the recognition goes to the right person—trust me, the team notices. Back up your recognition with data! 5. ???????????????? ???????? ?????????????????????? ????????????: Maintenance guys are competitive by nature. I’ve found that creating fun, performance-based competitions brings out their best. Whether it’s who can close the most work orders or who handles the toughest jobs, a little friendly competition keeps the energy high. AppWork has an automated badge system to handle this part. What’s your go-to strategy for keeping your team motivated? Let’s share ideas! ??

At AppWork, we take the time to understand our client's unique needs and challenges, allowing us to build the best solution on the market. Through this research —several of our clients have successfully used AppWork to defend against maintenance-related Fair Housing claims. The key? Our platform’s ability to automate documentation provides the necessary proof to support their case. This is a game-changer in an industry where lack of documentation has long been a challenge. Recognizing the impact this can have, we’ve partnered with Chris Loebsack from Loebsack & Brownlee, PLLC, to help our clients and the broader property management industry leverage technology to help with this crucial part of their operation. We’re excited to announce AppWork's first webinar. Chris will explore how technology can prevent and defend against these claims. This session is designed to empower property managers with practical tools and insights that can protect their operations. This webinar is another educational initiative, all based on real-world experiences from the field, with many more to come! We’re dedicated to continually supporting our clients and the industry as a whole. Click here to learn more and sign up! https://lnkd.in/e3h6PirG Dani Black Sean Landsberg, CAM

We’ve had many clients find us through word-of-mouth, but recently, something happened that I felt the need to share. A resident—yes, a resident—at a property using AppWork saw the impact our platform had on their living experience. They were so impressed that they reached out and referred us to the management company they happen to work for. This wasn’t just a casual mention either; he truly understood how crucial seamless maintenance is for residents and how AppWork makes that possible. Their firsthand experience spoke volumes. Moments like these remind us why we do what we do. When residents themselves become advocates, you know you’re making a real difference. Here’s to continuing to elevate maintenance, one property (and resident) at a time. ?? ?? #MaintenanceMatters #ResidentExperience #Multifamily #PropertyManagement #ClientSuccess

At AppWork, we didn’t just create another software—we built a solution we wished we had as operators in the multifamily industry. Our experiences on the ground shaped every decision, from pricing to product development. Here’s how we designed #AppWork with YOU in mind: 1. One Price, Full Access: No upselling, no hidden fees. We believe in providing our entire product to every client for one price. You shouldn’t have to choose between essential features or pay extra for the tools you need to succeed. 2. Your Feedback, Our Roadmap: Because we don’t charge by feature or module, our product roadmap isn’t driven by profit—it's driven by you. We constantly gather feedback from our clients, using it to make AppWork better every day. Your needs shape our future, not our bottom line. 3. Risk-Free Onboarding: We’ve eliminated the barriers that typically come with new software. No onboarding or implementation fees, and our agreements can be terminated with just 30 days’ notice. This means there’s no upfront cost or long-term risk, allowing you to focus on what matters: improving your operations. #AppWork was born from our desire to work with a vendor who truly understood our challenges as operators. We built it how we would have wanted to do business, with transparency, flexibility, and a relentless focus on your success. This personal touch sets AppWork apart and will continue to guide us as we grow together. ?? #Multifamily #PropertyManagement #PropTech #ClientFirst #MaintenanceManagement #OperatorMindset #TransparencyInBusiness

When our team brainstormed the idea of the AppWork Top Maintenance Rating system, I was excited but had doubts. The #multifamilyindustry often overlooks the unsung heroes – our maintenance teams. Recognition, encouragement, and positive reinforcement seemed scarce. Would this program fill this gap? Would it inspire and motivate? When the program launched, the response was overwhelmingly positive. Clients, industry leaders, and even vendors praised our initiative. The feedback wasn’t just encouraging but validating, proving the necessity of this recognition program. However, the real impact hit home when we began receiving photos of the winning teams proudly displaying their trophies. The joy and pride on their faces said it all! These trophies, now a fixture in leasing offices, tell a story of dedication and excellence. They are a sign of quality for current and prospective residents. Seeing the teams celebrated for their hard work is incredibly rewarding and reaffirms our goal of elevating the standards in multifamily maintenance. ??? We look forward to announcing the fall winners in October, only 60 days, 18 hours, and 9 minutes away (…but who’s counting)?
