  • Inflation is eating up NOI margins for multifamily properties and many have turned to fees to lift the bottom line. Congress has taken note. Renters have taken note. Will this trend continue? Here are some approaches that companies have started to introduce from MHN: Increase Ancillary Revenue: Additional income streams can be generated through fees for pet rent, garage spaces, premium views, or floor locations. This “airline model” charges for added services. Offering a la carte technology upgrades (e.g., Wi-Fi, smart home features) can also generate significant revenue, with rent premiums reaching $250 per unit per month. Reduce Operational Expenses: Think Costco when it comes to service contracts. Review and re-bid service contracts annually, bundling multiple properties for bulk discounts. Also, if at all possible, stop renting. Bristol Development saved $500 to $800 per month by purchasing a commercial coffee maker for its Church + Henley community in Knoxville, Tenn., instead of renting one. Insurance Cost Management: Increasing deductibles, bundling policies, and installing risk mitigation systems (e.g., alarms, leak detectors) can lower insurance premiums.   • What is happening to the obsolete office buildings in D.C.? Carmel Partners proves that obsolete spaces can become vibrant homes. According to RentCafe.com, Washington DC led the nation in planned office-to-apartment conversions, with 5,820 projects in 2024—a remarkable 88% increase from the previous year. This surge in conversions shows a clear shift: empty offices will soon become much-needed homes and I love to see how Carmel Partners has tackled this historic build from 1937. The Cotton Annex once housed the US Department of Agriculture but sat unused for decades. Carmel Partners has reimagined the building into a luxury property housing 562 apartments equipped with all the amenities of a Class A building. Carmel returned to the original design and annexed a second building (which btw, was originally left incomplete due to WW II interruptions). They also built an additional story to accommodate a rooftop pool creating a breathtaking view that overlooks the Washington Monument. Talk about iconic!
