#TeachingRealEstateTuesdays Good deals don’t just land in your lap. Finding good deals is more like a treasure hunt. You have to turn over dozens and dozens of stones before you find a hidden gem. Periods like 2008 – 2011 during the Great Recession are the exception to this rule. The treasure hunt for real estate deals was much easier then. Warren Buffett in his 2016 letter to Berkshire Hathaway shareholders described this period nicely Every decade or so, dark clouds will fill the economic skies, & they will briefly rain gold. When downpours of that sort occur, we must rush outdoors carrying washtubs, not teaspoons Here is an excerpt from Dave Ramsey Dave Ramsey, “HIRE” a real estate expert (agent), buying for the right (low) price, & do NOT believe what you see on HGTV “Flipping a house means you purchase it, make updates & improvements, and then sell it—all within a fairly quick amount of time When flipping a house, remember that the key is to buy low. In most cases, you can’t expect to make a decent profit unless you’re really getting a great deal on the front end. Before you jump into house flipping, talk to a real estate agent about the potential in the local market Flipping houses isn’t always as glamorous as the HGTV shows make it seem. If you absolutely love hands-on work, then have at it! But make sure to budget plenty of time and money for the process. Updates & renovations almost always cost more than you think they will I was taught the following phrase from one of my newer investor clients – “Pigs Get Fed, Hogs Get Slaughtered”. Build your team, feed your team & your team will feed you Real estate is a team sport, & you are the leader of your team. #MotivationMonday "Create Your Opportunity" Recently, I've been asked a lot about my current journey. Real estate has been a long-term commitment for me, not a quick get-rich scheme. I earned my license 10 yrs ago (and subsequently my Brokers License in three states) viewing real estate as a secure path to the future. This approach has allowed me to build passive income & generational wealth, leading to my decision to leave the corporate world behind in January 2024, 9 years after I first embarked on this journey. In closing, I'm certain that many of you out there have shared similar thoughts & aspirations but may have postponed pursuing them for various reasons. If there's one thing I've learned, it's that waiting for the "perfect time" or the "ideal amount of savings" to pursue your dreams is a trap. There's no mythical moment when everything aligns. It takes careful planning, years of preparation, & consistent execution. #FinancialFreedomFriday = Cash Flow Is KING! This is one of my 8 strategic real estate methodologies that I have been implementing for a decade. As I like to say, "This house is not sexy, but what is sexy is the cash flow & the initial ROI" But before I go into more detail, my journey began 10 yrs ago when I earned my real estate license. The real turning point came 9 yrs ago when I started strategic real estate investing, laying the foundation for my financial freedom and enabling me to leave my corporate career behind. As of January 2024, I've done exactly that after putting all the pieces in place In the following video, I am touring a potential 3/1 "cheap rental" property with a the potential to turn into a 4/2 As you watch this video, you will see how I walk through basic updates & how to maximize the space to get a higher monthly rental rate, turning this lump of coal into a cash flow diamond, & increasing your initial ROI with this "Cheap Rental" So, why this real estate strategy? According to the National Low Income Housing Coalition's latest report, there is a shortage of 7.3M units of housing affordable to the nation's 11M renters with extremely low incomes. Adding further stress to the housing challenge, we have experienced a 12% population growth, raising our total population to over 360M ppl in less than 20 years, which continues to put pressure on supply & demand Now stay with me as I break down the numbers for this "Affordable Housing" investment property, all in cost around $45k to $75k By acquiring a property like this for $65k - $75k all in, you can create predictable passive income with $1150 to $1650/mo in rent when using 100% cash, or $750 to $1250 per month in gross profit after paying the mortgage with financing. That's an extra $9k to $15k per yr, not even factoring in a 5% increase in rent rate, which in most years will outpace the cost of inflation Following my strategy with a target of one per year acquisition, you can set yourself up have a $75k to $150k of residual income in a 6 to 10 year window Oh, did I mention that you won't be chasing rent? Remember from around June 2020 to June 2022 when landlords struggled to collect rent or evict tenants? Well, I didn’t face that issue because many of my properties are part of Section 8 (Subsidized Housing). With this program, the Housing Authority generally covers 50% to 90% of the tenant's rent, & the tenant pays the remainder.
