The U.S. housing market has faced significant challenges since mortgage rates began to climb in 2022, stalling growth across the sector. However, a recent forecast by Lawrence Yun, chief economist for the National Association of Realtors (NAR), offers a glimmer of hope. Home sales are expected to increase by 9% in 2025 and 13% in 2026. For this recovery to materialize, two key factors must improve. Lower mortgage rates are essential to make home loans more affordable, allowing more buyers to enter the market. Additionally, housing supply needs to keep pace with demand. To address this, President-elect Trump has proposed selling federal land to developers, provided they prioritize affordable housing projects aimed at expanding access for local communities. Meanwhile, the Mortgage Bankers Association predicts a slow-growth economy and a more volatile housing market in the coming years. Residential investment, which saw a 2.5% growth in 2023, is projected to rise by just 0.1% in 2024, with annual growth fluctuating between 1.1% and 3.3% in subsequent years. Trump’s broader economic policies, including proposed tariffs on imports, have sparked concerns among economists. Tariffs of 10%-20% on all imports, up to 100% on Chinese goods, and 25% on Mexican imports could drive up inflation. This would strain household budgets, making it harder for buyers to afford homes, while also increasing construction costs due to pricier building materials. However, if the Trump administration can develop a credible plan to reduce the budget deficit, it could lead to lower mortgage rates, potentially easing affordability pressures and supporting a stronger housing market recovery.
