    I want to hear from YOU. VC is so often about futurecasting: what will the world look like years from now? How can we invest towards that future? When it comes to multifamily property management, the future has come in fits and starts. Ten years ago everyone was obsessed with sensors, five years ago amenities and payments platforms were all the rage, and right now everyone is talking about AI chatbots and copilots. So what will the next big thing be? Holograms, hyper-personalized tenant experience, modular living? I'm excited to announce Alpaca's first Futurecasting Survey, starting with multifamily property management. We want YOU to tell us: What do you predict will be a big trend in multifamily property management in 2026? I'll be collecting responses and publishing our analysis at the end of the year.     Death by a thousand point solutions. This wasn't the theme per se of last week's pitch competition, but it may as well have been. Businesses and consumers are over-SaaSed and now have to juggle 12 different logins to solve 12 different problems. While the startups that pitched were all building in different spaces, they each touched on this challenge in some form. Three themes that emerged: ??? API integrations are great, but truly bridging data siloes across tools is even better. ??? Your startup's business model needs to be attuned to how your customers (and ecosystem partners) think about value or else it will be impossible to unify and align stakeholders. ?? Ultimately, growing from a point solution to a platform solution is complex and costly, but doable—and existentially necessary to stick around and provide long-term value.     If you’ve ever been a renter, you don’t need me to tell you this: tenant application and screening in the US is broken. Between 85%-95% of landlords report falling victim to rental fraud. In one survey, landlords faced $800,000 in bad debt. Unfortunately, landlords aren’t the only ones affected – tenants lose, too, as fraud leads to higher rental prices. The housing market remains one of the most opaque industries. Landlords want prompt and trustworthy tenants. But, how exactly are these qualities measured? Traditional property management software tends to focus on operations and problem-solving after tenants move in, often reacting to rather than preventing issues. This downstream approach leads to headaches in collections, operations, and even evictions – driving up costs for property managers and tenants alike. What if, instead, we moved UPSTREAM and sought better solutions to properly diligence tenants from the outset? How can we ensure the algorithms utilized decrease fraud and costs for both tenants and landlords, without haphazardly filtering out tenants based on misinformed models? And, what change management will property managers need to adopt in the process??????? I am excited to announce Alpaca VC's Field Study, focused on advancing tenant application and screening technology.
