Premiums have skyrocketed and adequate coverage is increasingly denied. For multi-family property owners, dramatic increases in premiums represent an increasing risk to their portfolios. How can new technology be deployed to derisk properties and more accurately tailor coverage? For the past year, Alpaca VC has been digging into the updated landscape around insurtech.     Continuing my series on key trends I'm watching in residential real estate tech for 2025, I want to break down what’s interesting about residential properties as distribution platforms - especially in the rental market. ?? This opportunity emerges at the intersection of PropTech and consumer services where: > Property owners seek to enhance value > Residents want convenient access to services > Service providers need efficient distribution channels > Technology enables seamless integration Especially interesting: business models with revenue sharing that align incentives between platforms and property owners. When landlords become partners rather than just customers, adoption accelerates. The opportunity is substantial - multifamily and SFR represent massive markets with low tech penetration. NMHC data shows only about 35% of multifamily operators have adopted comprehensive property management technology, with 40-45% of payments still made via check or cash. I'm looking for solutions that create win-win scenarios where residents get enhanced experiences, property owners see increased NOI, and service providers gain efficient access to customers.
