Looking back on the 2nd Annual GRESB/RELPI event with a few take-aways: -LPs continue to be focused on transparency from their investment partners. GRESB and sustainability reporting is one way that investment partners can build trust with their Investors -LPs are not willing to take lower returns in exchange for sustainability. Instead, Investors are pushing their partners to deliver "returns AND" -LPs want to know what their partners are doing to safeguard their assets. In light of the recent natural disasters, focus on resiliency and preventing building obsolescence -GPs are starting to focus on physical location risk earlier in the due diligence process. Many are developing more comprehensive measures of risk for their portfolios -GPs reported that a building that scores low on sustainability measures is not a reason to decline an investment, however, it does impact the business plan (planned future insurance costs, planned CapEx, etc.) -Better data makes better decisions. Both LPs and GPs are focused on using accurate utility data and sustainability KPIs to drive decisions. Detailed ROI analysis before making CapEx decisions It was wonderful to hear the wide range of perspectives and how different firms are tackling the challenges before them.
