Our technical co-founder Irene Tollinger recently shared her observations on the application of AI in the #B2C #proptech space. While the #B2B application of #AI in #realestate feels vast, the visibility in the consumer space seems more limited. What exciting implementation are you seeing go live in the consumer space? Which ones have you discovered through the use of your own existing products and services?
I’m interested in seeing all the ways AI will be applied to the customer journey in proptech. By now, I thought we’d see more visible AI examples. I found only one “AI search” on a smaller short term rental site that didn’t work. What have I missed? I had to go a little further afield to vacation planning before I found something. @Tripadvisor has a “plan my itinerary” feature in beta. Their implementation is more task-relevant than pulling up ChatGPT-4o in another window because it incorporates a map. I was amused by its suggestion to visit “Godvia Chocolatier for a breakfast of dim sum” in Hong Kong but appreciate the early applications aren’t perfect and bet they’re probably working on improvements like categorization. Production implementation is much harder than demos but in the near term I could see: Short term rental sites could 1) show local events during your stay,? 2) show sights and restaurants along with a distance or travel time Property listing sites could, for a listing 1) show neighborhood amenities like local park, grocery store, coffee place, etc. 2) allow users to explicitly search for homes like a specific listing or tagged with a certain style (white kitchen, mid century modern, farmhouse, etc.)? I imagine these are currently limited by the ‘Godvia dim sum problem’ mentioned above — accuracy is critical when it comes to property related data, and brands may be hesitant to experiment in production. Companies may be applying AI to existing functions like recommendations that don’t feel markedly different. In the future, I’m excited to see how more advanced capabilities reshape the customer journey including interactions with human advisors. Today the process of finding your first/next home is about engaging with the available inventory, evaluating how much you can spend, and thinking through the trade offs (shorter commute vs more space). What if in addition to current photos you could see simulated upgrades in your style from paint colors and lighting to bigger changes like taking out a wall or remodeling a kitchen and their sample budgets. How would this change our sense of the inventory? What if your AI assistant analyzed your spending to show you could pay $X more per month more on housing, summarized your financial options and organized the income and tax docs needed to qualify for financing? Customers are not going to miss doing this by hand. Maybe we at Acre Homes build an API for agent document submission in addition to our current customer UI? Of course, there is no lack of B2B proptech AI with the focus is on the efficiency gain via? process automation and prediction, whether it’s for property management, finance or support, and not focused on the customer journey. #proptech #proptechAI #consumerAI #customerjourney
