To continue the successful expansion of their retail center empire, one of our very close and valued owner-operator client came to us for additional capital. We structured a creative $44,500,000 loan to help them turn the equity of their property into flexible capital for various use. $34,500,000 of it was a refinance of their original loan. We then tapped $10,000,000 for a working capital line which provides them the option, ability, and flexibility to use these funds for acquisitions, operations, and other future opportunities. Our office-to-multifamily conversion developer client had a property in escrow and needed to close quickly with private money capital. Since we had previously funded the acquisition for one of their other conversions, they came back to us for more financing. This office building under contract was a steal since it only cost a fraction of what was needed to rebuild. To be sure we were putting our private money investors’ funds into safe hands, we flew into Sacramento for a day to see their projects and meet their team.
