Non-Compliant elements are noted below and are followed by ACP’s professional observation and specific code section from the 2010 ADA Standards for accessible design or 2017 ANSI A117.1, a recommendation for remediation, and photo documentation of the non-compliant issue. 

1. Location - Accessible Parking in Front of  (blank)

Observation: The slope of both the parking space in the access aisle exceeds 2.08%. The maximum slope measured was 14.1% on the site. 2010 ADAS 502.4 

Recommendation: Remove asphalt surface and resurface with concrete. Ensure that all areas marked as either the parking space or access aisle do not contain slopes that exceed 2.08% in any direction.

Did you know that many local building codes (like those in California or El Paso County, Colorado) are even more stringent beyond the ADA's baseline guidelines? From determining how many accessible stalls are needed to ensuring proper dimensions, slopes, and signage, designing parking facilities that meet ADA requirements can be complex. For example, every parking facility must include at least one van-accessible stall with a 60-inch-wide access aisle and a minimum vertical clearance of 98 inches. And don't forget to consider separations between lots—multiple lots on one site may need to comply independently!
