In 2008, #ASAP's Founder & CEO, Jennifer Berthelot-Jelovic, began working on the first #LEED #retrofit in Las #Vegas, #Nevada. Located in downtown Las Vegas with the famous Fremont Street experience and Federal Courthouse a few blocks away, 302 E. Carson, a retrofitted Class A #historical #office #building, was the first retrofit in Nevada to be awarded LEED Gold #certification for Core & Shell. The LEED Gold level certification earned the project a 25% property #tax #abatement for seven years, in addition to other #rebates and #incentives in the city and state. These future #operational #savings were invested into the project during #design and #construction, aiding in its achievement of aggressive #sustainability #goals that would pay for themselves in the future with a very short #ROI. The formerly obsolete 1960s vintage, #energy-#inefficient building stands as a beacon for sustainable #redevelopment in the downtown Las Vegas #revitalization zone. In a city where buildings are #imploded and replaced, the design team #reused 95% of the existing building in a retrofit – an unheard of achievement in Las Vegas. We didn't have the word #decarbonization at the time, but we did the math and realized that it was more #economical and sustainable to reuse this #historic asset than it was to #demolish it and start over, the standard practice in Vegas. #Efficiency upgrades incorporated as part of the retrofit from the foundation to the roof, across eleven floors and 162,211 rentable square feet were projected to decrease building #energy use by more than 30% and #water consumption by 48%. Complete dual-glaze #window replacement, installation of a cool #roof, cooling tower replacement, #plumbing upgrades, #chiller replacement and extensive #HVAC efficiency upgrades were some of the impressive achievements on this #adaptive reuse and expected to save the project an excess of $50,000 per year in #electricity #costs. In 2006, #ASAP's Founder & CEO, Jennifer Berthelot-Jelovic, began working on one of the first operationally Net Positive projects in the world. By 2008, Hangar 25 was awarded #LEED Platinum #certification from the U.S. Green Building Council. The 62,000 square-foot #hangar was designed to offset #building and #aircraft carbon emissions by incorporating a #solar-powered roofing system. All hangar support #equipment including tow tractors, ground power units, boom and scissor lifts, forklifts, golf carts, boarding stairs, lavatory servicing units, and ground air conditioning units are electrically powered. Additionally, the #planes housed in the hangar run on solar power during the day when they are on the ground undergoing maintenance, instead of burning jet #fuel. The building produced more than 110% of the building’s operations, support equipment, and plane maintenance energy needs. Since the hangar produces more energy than it uses, excess energy is sent to the #Burbank power #grid, providing clean #energy for an estimated 50 homes, resulting in a $14,000 payment to the Owner of the hangar in year 1.
