Yesterday, Brown University, Wexford Science & Technology, LLC, and the 195 District celebrated the new research laboratories now open at Point225, located in the heart of Providence’s 195 District. The event featured a panel discussion, research talks, and laboratory tours, highlighting the cutting-edge research being conducted in the building. With the entire sixth floor of the building designed for both individual and team discovery, the new laboratories are providing start-of-the-art space and technology for researchers in Brown’s Center on the Biology of Aging, the new Brown RNA Center, and biomedical engineering.

In 2011, an elevated portion of Interstate 195 cutting through Providence was relocated, freeing over 26 acres of former highway land for redevelopment. The quasi-public I-195 Redevelopment District and its oversight Commission were created to oversee the sale, marketing and redevelopment of this land. The new Providence Innovation & Design District features 19 acres of developable land and 7 acres of open space.

Exciting news for Rhode Island’s life sciences sector! The RI Life Science Hub has taken a transformative step by approving a tentative $10M agreement with Ancora L&G to develop the state’s first dedicated life science incubator in Providence. This new facility will provide 30,000 sq. ft. of wet lab space for startup companies, addressing a critical need for research and testing infrastructure. Brown University is playing a pivotal role, committing $13M over the next decade to support the incubator, highlighting its dedication to fostering innovation and economic growth in Rhode Island. We're thrilled to announce the RI Life Science Hub's selection of Ancora L&G to develop and operate a state-of-the-art life science incubator for commercial early-stage companies in Providence. This incubator will be funded in part by the 195 District, and will be located within 150 Richmond, a 200,000 SF lab building currently under construction at the 195 District's Parcel 25. Our partner, Pennrose, is building 127 mixed-income apartments on the 195 District's Parcel 9. We are pleased to share that they are working are Rhode Island Public Transit Authority to both bring affordable transportation options to their residents, and add a new bus shelter to the District. The first phase of the project, "Tempo," opens this fall. Construction of the second phase, "Tandem," will begin within the next few months.
Pennrose is proud to announce a new, innovative partnership with the Rhode Island Public Transit Authority (RIPTA) at Tempo, formerly Parcel 9, in Providence. RIPTA is building a bus shelter adjacent to Pennrose's new #AffordableHousing community & Pennrose is funding a year of RIPTA transit passes for eligible residents. Pennrose is committed to making affordable housing more accessible, and now, thanks to our partnership with RIPTA, residents in Fox Point will also have safer, more affordable transit options. The 195 District was fortunate to receive proposals from nine excellent development teams in response to our Parcel 5 RFP! Last night, each team had the opportunity to share their visions for the site, which can be viewed at https://lnkd.in/eKr6arh5. The Commission will vote to select finalists who will return for an in-depth discussion, before a preferred developer is eventually selected. The Commission will accept written public comment on the proposals through October 2nd via email to?[email protected].

On September 24th, the District hosted a ceremonial groundbreaking for the 195 District Park Pavilion, marking the start of construction on the facility that will feature year-round dining, public bathrooms, and support space for park operations. In addition to the approximately 3,500-square-foot building, the project will include infrastructure upgrades to the park including Wi-Fi service, grading and drainage improvements, and electrical upgrades. The groundbreaking included remarks from Mayor Brett Smiley, Commission Chairman Marc Crisafulli, Executive Director Caroline Skuncik, and Jeremy Duffy, Co-Founder of Isle Brewers Guild, LLC (The Guild). The pavilion is scheduled to open in the summer of 2025. The Guild in partnership with Seven Stars Bakery were selected as the food and beverage operators following a solicitation process. Shawmut Design and Construction is the general contractor. Consultants include: Colliers Project Leaders | USA (owner's rep), Agora Partners (restaurant consultant), Agency Landscape + Planning (landscape architect), Fuss & O'Neill (civil and environmental engineer), and the building is designed by Architecture Research Office.

More good news for Providence's clean energy cluster, as Orsted announces a 50% increase to their U.S. headquarters located in the capital city. Orsted's first Providence location was here at CIC (Cambridge Innovation Center) in the 195 District, before growing into a larger office downtown.
