    We’re delighted to share that Nekajui, a Ritz-Carlton Reserve, is officially open, marking Ritz-Carlton’s eighth property in the ultraluxe Reserve portfolio! Nestled in one of the most prized coastal locations of Peninsula Papagayo, the architecture celebrates the culture and nature of Guanacaste, blending native materials and sustainable design with contemporary style. The design for Nekajui, a Ritz-Carlton Reserve – made up of 107 guestrooms and suites alongside 36 branded residences - is the result of a collaborative effort by an incredible team. 10 Design (previously SB Architects/10SB) served as Design Architect, Gensler as Executive Architect and Interior Designer, EDSA, Inc. as Landscape Architect and Land Planner, BAMO as Interior Designers, and Luxury Frontiers as Experiential Lodging Experts. “We’re honored to have had the opportunity to serve as the design architects for this incredible development. Walking the site back in 2017, I recall just being blown away by how breathtaking it was. It was clear from the beginning that the design vision and architecture needed to be crafted carefully to blend with and enhance the site's natural beauty seamlessly.” Jorey 'Shosh' Friedman, Design Principal, 10 Design (previously SB Architects).     Vogue has just published its list of the '26 most anticipated hotel openings of 2025' and we're pleased to see our upcoming opening, Nekajui, a Ritz-Carlton Reserve in Costa Rica featured! Nestled in one of the most prized coastal locations of Peninsula Papagayo, Nekajui, a Ritz-Carlton Reserve, includes 107 guest rooms and suites, alongside 36 branded residences. ? Honoring Costa Rica’s position as a prime ecotourism destination and one of the most biodiverse countries in the world, the site-sensitive design weaves tree-house-type structures and tents alongside villas, with a light-on-land approach that allows the design to be guided by the natural, steep contours of the land.     At Boutique Design | BDNY, Matt Page, Associate Principal, joined panellists Will Meyer and Tara Chung, and moderator, William Speros on stage to discuss "Resi Meets Hospitality: Blending Luxury and Living," Branded residences represent a unique intersection between luxury residential and hotel services and are currently achieving premiums of 30% compared to unbranded. We sat down with Matt to learn his key takeaways: Brand identification – Luxury travelers seek exclusive experiences that combine the comforts of home, with high-end service and amenities. These tend to cater to well-traveled people who value sophistication, and a brand offering and lifestyle that reflects their sense of identity. Personalization and privacy – In branded residential, concierge plays a big role, evolving to offer local recommendations/off-site experiences arranged in partnership with the brand. As well as, exclusive amenities, like private pools and fitness centers, along with access to on-site events featuring local talent, such as chef-led cooking classes. This blend of privacy, flexibility, and curated experiences allows for personalized living tailored to individual preferences and lifestyles. Value add: Including branded residences as part of a hotel development can help with the upfront capital costs by offering presales and stronger long-term investment returns. From an owner’s perspective, renting out their residence as part of the hotel allows for passive income. Sustainability and wellness at the forefront – In today's market, embedding a strong connection to the local environment and embracing wellness are key differentiators. Hotel guests and residential owners want experiences that prioritize comfort and convenience, whilst preserving for the next generation to enjoy. This shift extends beyond traditional spa and fitness offerings, incorporating calming, mindfulness-focused elements that instill an instant sense of relaxation when you enter the residence.     Starting the week on a high! Last week, our team – Pinar Harris, AIA, David Ser, Hermann Gonzalez, AIA, and Kaila Benz - headed on-site to celebrate the official topping-out ceremony for Art House in St. Petersburg, Florida. Once complete, the 42-story mixed-use tower will reach 450 feet, joining the ranks of the tallest buildings in St. Petersburg. With a strong connection to the waterfront, Art House fosters the area's focus on public/pedestrian connection with carefully designed architectural elements including building stepbacks, terracing, and open amenity spaces.
