The Sunshine State’s four most populous metro areas see rent decline.? Both Florida and Texas built many apartments during the pandemic, moving frenzy to meet surging demand, and now, many property owners are lowering prices to compete for tenants. "It’s a good time to hunt for bargains if you’re a renter in Florida or Austin".?Renters in Florida should be aware that landlords are grappling with surging home insurance costs, and they may ultimately ask tenants to foot the bill via higher rents." 2024’s leading Airbnb cities?? Tampa took the number one spot in a new?study from Clever Real Estate, followed by Orlando and Jacksonville. The cities in the top five boast strong demand and an above-average number of suitable short-term rental properties. ? Florida is home to the fastest-cooling housing markets in the US? The cooldown will come as welcome news to Floridians who have seen rents surge faster than the national average in recent years after the state became a popular destination during the pandemic. Throughout much of 2022, rents in the state’s four largest cities were up more than 25% from the year prior, Redfin data shows. At one point, in Feb. 2022, rent prices in Tampa were 38% higher than the year before, more than double the nationwide gain at the time. A new report from RentCafe shows the Tampa Bay rental market remains?one of the most competitive?in the U.S. Since the start of 2024, many renters are exploring new housing options that better align with their budgets amid inflation, interest rates, home prices and living costs. This is precisely what we have been seeing for the last year.
