Developers often spend months—or even years—securing the flexible funding needed to build rental homes that stay affordable. The high cost of buildable land is a significant barrier to creating new homes in many communities. Without intentional collaboration between governments, funders and development partners, the complexities of using "free" or reduced-cost land can actually increase costs and delay the delivery of new homes. In North Seattle, Bellwether Housing and SAHF member Mercy Housing successfully aligned surplus land with local resources to deliver 254 new affordable homes.
