We’ve found that quality of photos is important, but sometimes if the property is derelict or low quality - then it’s very hard to take good photos. However frustrating this answer is - sometimes the best answer to a marketing challenge is patience. If the property is priced correctly and the marketing collateral is good, then it can just be a case of waiting for the right person to come forward. So in that instance it’s about client management and ensuring they they are being communicated to but market conditions and the need for patience.

YOUR LISTING MAY NOT BE WRONG, PEOPLE MAY NOT WANT IT AT THE TIME! When this happens, I revisit similar previous listings, study them, and note what has changed. You may find that these factors differ: 1. Market price 2. Location demand 3. Property Features 4. Marketing strategy 5. Property bad will (opposite of goodwill): Someone could claim your house was haunted or something. 6. Something entirely different. Once I look to the past and evaluate based on the strategies and data seen, I know the next step to take. Never rush into taking steps when you don't know what's really wrong. Sometimes, you don't need a change in strategy; you just need patience, sometimes evidential proof of property goodwill and so on.
