When it comes to creating a realistic 3D model, one thing I've learned in college is using model sheets. Whichever 3d program you're using (3ds Max, Maya, etc.), it's helpful to apply model sheets to planes and build your model off of that.

The biggest challenge is to get the proportion right. Sometimes the head is too big, the arms are too strong, the legs are either too bulky or too thin. Many artists make this mistake of not spending enough time on getting the right shape and proportions. Get a lot of references before you start sculpting. Looking for a reference doesn't mean that you are not a good artist. Even artists with the experience of decades require to look for the references. So don't hesitate, start sculpting.

I have a different perspective when it comes to the use of textures. Of course good textures are important for a realistic look but, if shape and proportions are not right then your character will not look believable no matter how good your textures are. Look for the fine details in the skin while creating textures as these details bring life to the character.

This is where I used to struggle a lot. Lights are a game changer if you can learn to use them efficiently. If you want to master lighting then remember this rule "Less is more". The jaw dropping visuals you see in the artstation are the result of only 2 or 3 main lights. Start with the less lights and experiment with it.
