For the properties I own I send out text message surveys to my tenants as well as emails. WE also have a seperate text message number for 24/7 concerns or confidential complaints which is monitored 24/7 in case of emergency for property management, facility management or for emergency maintenance.

Provide a better value add and living service and the number one ?? issue at the end of each month (your rent payment) is not an issue anymore - comps can support better value in monetary forms but off your life style and living conditions suite your style and are well versed - more rent , better living , greater production and epic quality of life is not even considered when it’s time to make your monthly rent payment - (creative thinking that’s all)

ME?... I have my tenants filled out my feedback form at the same time of their final exit walk through, which will be tide to their final approval of their deposit return or not return. I make my survey ? simple, short and direct. I have my pen ready and have them complete the form when we are done with their final walk through without me standing over them. I know everything is techy now, but waiting for them to complete on-line survey... this will never happen. Besides, they don't have anything to loose. They are leaving the house and the if there are messes to clean up, they are already aware of the possible deductions. This way, you'll have your completed survey in hand & ready to move on!

follow up is not enough, you need to follow thru as well, show your tenants that "feedback equals results", show them that you appreciate and are honestly looking for feedback, in order to improve the experience, and you will see that it brings more feedback you might need to throw them a little something in the beginning in order to gauge the initial feedback, but the way to retain that relationship is not by keep throwing money at the problem, but by following thru and showing your clientele that you value their time and acting on them when appropriate.
