How often should you maintain equipment for optimal performance?

In my 24 years experience as an Industrial Automotive Machine Repairman I have seen so many short cuts. Especially as the years go on. It is imperative that you keep a regularly scheduled PM’s according to the equipment manuals. Especially if there is any type of warranty involved. Even tightening a bolt 1Nm more than recommended could mean catastrophic failure later on down the road.

Collect or create reliability data, either gather from experience or start your own, while following the manufacturers data for servicing you can adapt your maintenance schedule accordingly to avoid costly breakdowns, once a component of the same design has failed 3 times request a teardown report to determine improvements or adjustments of servicing schedules. Remember, if you don’t schedule your servicings, your equipment will schedule it for you when you least expect it!

With all installed equipment it should come a routine maintenance schedule. That should be followed with an up to date log. Proper maintenance will always allow you to get more life out of your equipment and eliminate unscheduled maintenance downtime. To help insure good maintenance equipment should be visually inspected for loose bolts on moving parts and guards and oil leaks as well. Such inspections should only be made at a safe distance. Never bypass a guard rail for inspection without safety clearance.

It is great practice to keep detailed records of work being performed, parts that are replaced, equipment that has been modified to fit a specific job, but unless it is digitally recorded it is almost impossible to keep records organized let alone accessible. In my experience, now I’m gonna date myself here, but when there were physical hard copies of records, I.e. a 3-ring binder with details of past work that has been done, pages were ripped, lost, or so dirty you couldn’t read them. Thankfully we are now in the age of digital paper trails where these can all be stored on a computer.

It should be practice to checking daily log book of preventive schedule to take action before failure. Maintain preventive schedule which will be daily, weekly or monthly.also checking proper lubrication. Maintain abnormality to find out any machine abnormality

El estado del equipo de acuerdo a su historial, da una pauta general y a la vez específica, enfocándose en la garantía que da el proveedor vs el trabajo para lo que fue dise?ada la máquina. Como también dependerá si se cumplió con las actividades planificadas de mantenimiento respectivas y si se cumplió con las recomendaciones técnicas, para el buen mantenimiento.

I agree with this 100%. The manufacturer had to run their equipment through rigorous testing long before they sold the equipment to their customer. They have pushed it to its limits and found what works best, not only for efficiency, but for longevity. They have teams of people collaborating to ensure their equipment will preform to the best of its ability for as long as possible long before it was installed in your facility. Their recommendations are essential to ensure your equipment runs at its peak potential for as long as possible. It is imperative to follow manufacturers guidelines.

Just like everything else we do there must be a plan behind your PMs. There are, of course, some regulatory PMs you have to do as well as some common sense manufacturer recommendations but to take it next level you've got to do some type of breakdown analysis such as a MFMEA to understand what you're trying to PM against.

Monthly depending on use, durability of machine, structural integrity. In my experience machines used daily should be maintained and observed in the future every month, while machines used infrequently should be maintained in a semi annual or bi annual basis unless the frequency of use requires a re- evaluation. Then re- evaluate the frequency of use and adjust your schedule as needed.
