If you think that on the final walk thru the appliances have been swapped out, make sure that you documented the ones that were in there at the time of the contract! Arizona contracts have a place on them for just that issue! Brand names and pictures will allow you to negotiate with the seller. If it's not doumented it didn't happen!!

If you walk away, be prepared to possibly loose your earnest money, as the seller may be claim that you did not perform to the contract agreement. Make sure to talk with your REALTOR and the Title/escrow company on your options for the return of your money.

If you and the sellers agree on a resolution, you can proceed to closing. Make sure you review all the documents and disclosures carefully, and verify that the repairs or credits are reflected in the final settlement statement. You can always hold some money at closing in escrow after it is decided what the amount would be to cure the deficiencies give them a chance to repair the issues sending some one to do it if is not done in the 30 days then the closing agent release the escrow money to you
