Moreover, if the landlord (or agent) stays close to the occupier, there may be opportunities to co-invest in the occupier's innovations, using perhaps a mid-term rent-free or suchlike to help the occupier with a particular project.

In slow sales market condition, use a longer lease term to lock in the tenant for 2-3 years but with option to extend lease or right of first refusal to purchase if a good offer comes by when market improves. Tenant after the fixed period has no choice but to vacate the premises when there is a reasonable offer otherwise your property may remain vacant until offer to buy. This way the premise is occupied earning some cashflow to pay for property tax as well as maintained by the tenant. No worry of security or squatters . We use this strategy during the pandemic period for our assets and able to dispose some of it with low maintenance cost.

No doubt flexible and hybrid spaces will be key going forward. But research is showing those trendy "open space" concepts are not contributing to productivity and happiness as originally thought. Most employees need a tricky balance of quiet/privacy and collaboration/teamwork. It's not one size fits all.

On campus level, its important for all the parties to come together and efficiently use the common area to give the most to the employees. * Services have to be people centric not profit centric. * Has to convey uniformity and sustainability. The less of duplication, for sake of competitiveness leads to better results. Can sometimes differ :-)

Most critical and there seems to be some attention being given to this factor. The limiting factors are take-what-you-get when you select a premises. Change would be to collaboration on long terms gains between Lessee and Lessor

Rent is expressed as both as Gross Rent and Net Rent. The difference being that Gross Rent includes Outgoings. Asset value is calculated on Net Rent. Outgoings are a simply a cost. Those costs are expressed as Statutory (Government) and Variable outgoings. Statutory outgoings are levied by government and can be challenged, but not controlled. Generally, the quantum of Statutory outgoings are included when negotiating the Net Rent at the commencement of the lease. Where a level of collaboration between landlord and tenant can occur is in allocating and managing Variable outgoings. Trust and transparency can remove duplication in costs and appropriately allocate risks to the party best able to manage them.
