When looking at an aerial or street map from the top down in 2D all parcels appear to be created equal. It isn’t until you tilt that map in 3D or access the municipality website that you find out it’s true definition. When I start a site planning exercise my first step is to check the cities GIS map and turn on every layer they have available. Every city is different but some basics include parcel lines, zoning, contours and right-of-way. A great GIS map includes easements, utilities, historical info, links to a deed or plat map, dimensions, flood info, wetlands, etc. Hitting the jackpot is a city that offers this info as a free download for use in design software.
