How can you use data visualization to make a compelling case for a property or market?

Tailoring the message to the audience is crucial. From experience, my “fix and flip” clients using hard money lenders prefer to have comps extending back 6 months. Price per sqft. With price of recent homes sold within 1 mile radius. For listings, comps dated back 90 days max. With 1st time home buyers, I’d say it’s more about guiding them through the process so they know when and what to expect from start to finish. (Pre-approval to close). A buyers “roadmap” is essential for this clientele base.

To make an impactful pricing visualization for properties, take the price per sf by size of the apartments (one bedrooms, two bedrooms, three bedrooms) over time. It will show the price trends in a clear manner to use in a presentation.

Understand if it is a buyer or a seller with experience, and what that experience was. Determine expectations and wishes. After that look at your data through the lens of your perspective client and decide if is a graph, a report a comparative that will help you point out that you are an expert in your field and can actually help them attain their goal

Choosing the right data is critical. For example pricing is one of the key factors, if not the biggest, when crossing the finish line in a real estate transaction. Ten times more so if a loan is involved in the transaction of property. It is essential to use data that is highly relevant and comparable to the subject property in every manner possible. The saying 4 quarters is better than 100 pennies holds true for most, and the same goes for real estate data and comps. Less quantity and higher quality is essential when considering what data to use.

An aspect that can not be discarded is how your presentation looks and feels. It will represent you more than anything else. A client will read into the level of detail (or lack of) in the way you present. Less is more in conveying messages. I usually try a clean, modern asthetic and use a limited pallet of colors to avoid confusion. If you do tend to this often pick a style that works for you and stick with it. It will be part of your brand :)

When engaging a client remember that data is a tool to help convene a point is not a god that you should obey at all costs. Real estate in the end is something that is ruled by human nature and as such is fickle and variable, allow a margin of error and flexibility to account for this.
