How can you market yourself as a consultant in Real Estate Development?

A niche is important but this must not be so narrow as to put off potential clients just outside your stated expertise. Concentrate on people, new clients and new companies by finding out what they do and what they need, then match these needs with your own skills.

After having worked with a number of investors, developers, and brokers over the years, I cannot stress enough how much it matters to identify your niche. There is a big difference when a potential client hears "I work on residential and commercial properties all around the state" instead of "I work on high rise condos within 3 miles of the downtown transportation hub". Do whatever it takes to bring out your best specialty and the location(s) you know well. Using the above example, it is very possible a potential client could approach you about a "high rise condo" even if it is not "downtown" because they need that specific expertise. Staying within your comfort zone and experience also takes out guess work.

Start with a great website that showcases your extensive experience and achievements with client testimonials. Blog about industry trends, market analysis and engaging case studies. Leverage platforms like LinkedIn, Twitter and Instagram to connect with industry professionals and share your valuable insights. Attend networking events and conferences to establish professional connections. Consider collaborating with industry influencers to broaden your reach. Consistency in your networking and social media presence is key to staying top of mind in the industry. Regularly update your profiles, share relevant content and actively engage with your network.

The crucial factor is to preferably build up an extensive contact list whilst working for someone before going it alone. When you do and you are any good some clients will follow you.

Such a good way of getting across key information - people love to see pictures of development and then can quickly asses the range of projects you have been involved in, with a view to containing you. Always add contact details!

Understanding the saying "your network is your net worth" has never been more critical than to someone who is trying to market themselves as a consultant (not just in development but in any field). It can be scary but it's important to step outside of your comfort zone and (1) speak to new people, (2) attend local events, and (3) always take the call. Don't try to build a network with the goal of achieving something but try to build meaningful relationships with others in the field.

This is the most important aspect of any consultancy, a wide range of key, useful and supportive contacts. Joining associations often goes opportunity to publicise your services as a 'new member'.

Provide value! What does your firm offer - are you saving costs for the client, streamlining the process from start to finish, providing a one-stop shop for all aspects of design, development, and construction? What exactly makes your firm stand-out from the rest and market that to your network. We have excelled at 'Getting It Done' where others have failed, and once you have a reputation of providing quality service, the industry will take notice.

Remember marketing is about people. We do business with people NOT corporations. A lot of people miss this as the contracts they enter are with companies. They forget companies are run by people.
