I think the biggest thing when dealing with tenants is really just being transparent and have open lines of communication. If you do that and put the effort to respond quickly and constantly provide updates you can avoid most conflicts. I try and treat my tenants like I would want to be treated if I was renting thr place. If you do that and are fair you can avoid most conflicts.
