As popular as listing videos are with buyers, most listings don't have them. And many of the "videos" I see are just the still images in an automatic slideshow set to music, which really doesn't add any value. I have had some listings where the still images were sufficient (maybe the property just doesn't present well overall and is priced to sell anyways) but I almost ALWAYS do a video. And that makes my listings stand out from the competition.

A video with a captive audience on social media can really showcase your product as well. This is especially true in residential projects. Videos are easy ways for people to connect emotionally with the projects direction, aesthetics and designs as well. If you have the budget, I highly recommend this approach. It saves a lot of elevator pitches, and is a great way you can consistently share your project’s vision.

It has the sense of personal touch, especially if it is live. With so much technology at hand today, buyers don't have to be there in order to close a sale.

I see a LOT of agents posting a "virtual tour," which is just a series of still images in a slide show. That is NOT a "video." Some of the real estate portals and social media platforms can detect the difference and it will not perform as well. Make sure it's actually a video that MOVES. Most videographers will turn ceiling fans on, run water from faucets, turn the fireplace on, etc. to show motion. A virtual tour of still images is really not much different than someone viewing the still images one after the other. Sometimes they'll do what's called the "Ken Burns" effect by panning across the still images to make it seem like video. That's got a real "90's" feel to it.

Ok this is easier than you think. Start by grabbing your smart phone and hitting record. Yes, I mean it. Don't worry about the quality of the video. Consumers crave authenticity. Speak about things your know the most about. This will ensure your message lands. Also, telling stories is another easy way to break it. Tell happy stories of folks you've helped but also share challenges you've had to overcome and how you got to a better place. At the root of these suggestions: vulnerability and authenticity. That's how you get traction with a whole new consumer base you thought you'd never reach or didn't know how to.

In my experience in creating social media videos, the polished real estate agent talking about a property style is now less appealing. Viewers want real life, genuine and authentic videos without all the fluff and editing. Yes it has it's place but not for day to day use.

The biggest mistake I made when I first started posting videos to social media platforms was to post a link to my YouTube video there. My thinking was I wanted to increase my view counts so I can show my seller clients, "Look! I got you X views to you listing video!" I have since learned that most social platforms don't like outside links and your post won't be shown to as many users. Here is a recent headline proving my point, "Elon Musk says X is discouraging links in posts." The solution is to upload your video directly to that platform. That should get you more views on that platform than a link. Then you will need to add up all the views at each platform if you want to give you seller a report on how many total views.

Pick a platform you think resonates with your target and demo. If you're consumer is between 40-60, Facebook is a great platform to focus on. If you're aiming for Gen Z, focus on Tiktok. A/B test. Demo's don't always line up but it's a great place to start.

I have found that social media is simply vital for property professionals. Depending on your time and staffing availability, my advice is to post to as many platforms as you are able. You need to be omnipresent and consistent. Property is loved by everyone and on all platforms, by young and old. We have got clients from TIKTOK because the younger user has showed their parents etc.

Ask yourself a few questions: "Where will they ideally view this? (email, social, website)" "What is the best aspect ratio/length for this?" "Is my intended audience on this channel?" I like putting everything on youtube anyway to sort of memorialize and archive what's been done, but I wouldn't necessarily direct someone on Instagram to go to my youtube page. It's too cumbersome. You need to make sure it's easy for them to view.

One thing I've learned is to report all these results back to my seller clients. Some sellers think all we do is put a sign in the yard, list it in the MLS and then sit back and wait for buyers. By showing them all the views, likes, clicks, shares and comments on all the various online platforms, it shows them two things: 1. I'm doing my job in exposing their listing to potential buyers. #2 Potential buyers ARE seeing their property. So if it's been on the market for a longer than average time, "more marketing" may not be the answer but rather a price reduction. I have a document where I list all the interactions from all the major platforms (Zillow, YouTube, Facebook, etc.) plus stats from our MLS for number of views.

At first measure results by engagement. This will take time. You must be patient. Results will likely first come form your inner circle. Many will commend your efforts, others will criticize you. Block out the haters. They're just jealous. Keep pressing and be prepared to fail and get no traction your first 100 videos. That's the rule of thumb I learned working with many of the top creators in the real estate field.

Improve by paying close attention to what's working. When you hit a topic that's getting traction, lean in. Double down. Produce similar content but in different ways. Maybe you got great traction on long form talking about what it takes to get in to a multi-unit property and how that can pay for itself. Take that same idea and make it short form or focus on on a 5 step series. Don't be afraid to be creative. This is your brand. Own it on your terms.

The trends are slowly moving away from the polished content and more towards raw and authentic videos, especially on TIKTOK and IG. The more videos you do, the better they will become and don't be afraid to ask for help and make sure to watch your own videos and critique them!

With Reels and TikTok being the most watched channels today you need to keep it short, highlighting key esthetics and be fun. Entertain the viewers just enough to want them to learn more. You don’t need to tell the whole story it can just be one aspect. A series works well and keeps viewers coming back.

You can always repurpose what you've done in the past for new formats. If you had a great piece made but it's 20 minutes long, how do you make it snackable for TikTok? Now you have a series! Everything that's old can be new again. So don't exhaust yourself with trying to come up with something new every time.
