You have to intentionally make your tenant's feel free to reach out to you on issues, with respect to the property they occupy. When this is achieved, communication will flow easily from both parties. When you achieve an easy flow of communication, tenant's can chat you up, even on Whatsapp and the intended message will be easily delivered from both ends.

Build a relationship with the company office manager and facilities manager. The buildings valuations are dependent on rental income. Make sure they are happy. If you can’t be there in person, a phone call or text to a tenant goes along way.

The moment a tenant enters their rental, no matter the price paid, if there are problems upon check- in, no matter how you communicate you are setting a negative tone that can spill throughout an entire period. If it’s dirty, light bulbs aren’t changed, their special orders aren’t in the property, maybe there’s a leak that’s gone untreated or they have no view but were told they had a view of the forest, ocean, ski-run…you better do more than communicate-you must take action!! I don’t think anyone who’s done rentals would disagree unless cleanliness and maintenance weren’t a priority. (Unfortunately, this exists in many areas with economic disparities and it is unethical behavior-especially if one’s a Realtor)

Treating people with civility, kindness and honesty-Treat every tenant like they are your most important client (think). Treat your customers, staff and cross-sections with civility, transparency and honesty. A manager raises his staff up by not gossiping, no favoritism and teaching skills. They’re the connection between employee and Owner. Treat your employees w/ civility, dignity and notice their success as they carry a positive attitude towards your guests. If they’re tired, don’t expect them to meet an impossible deadline. Kindly tell your owner a last minute report, if so crucial, needs scheduling. Your guests and clients deserve 5 star treatment no matter who they are and when we are at our best, we serve others wisely.
