How can BIM facilitate asset data quality and interoperability?

For BIM to provide a basis for a single source of truth for asset management, we need to move from BIM to BIM 2.0. Current BIM creation processes are not consistent enough to be the base for asset management. At their core, they are flexible and collaborative, but they do not provide the consistency needed to scale data driven workflows based on them. ISO standards and openBIM helps, but we have to go deeper - to where the data is created. To build consistent BIM we need to detach geometry from data, and build data creation and verification processes in one central engine. That engine needs to be rule and automation based, and it's great if it's in the cloud. BIM has fixed geometry and collaboration. Now we need to fix data consistency.

While having a federated model of a project is the optimal way to maintain proper communication between the stakeholders, and to ensure traceability of information; being able to use that model in the different phases of the infrastructure's life cycle is often much more complex. In this sense, there should be a clear communication between the designers, the builders and the maintainers of the infrastructure that rarely occurs. It would be good to be able to establish a communication between all parties at the beginning of the project in which the BIM objectives of each phase are established.

Employing a centralized data management system streamlines information exchange, reducing errors and enhancing overall data quality. The Building Information Modeling (BIM) is a comprehensive database of all assets. This database requires additional software for management, such as a Computerized Maintenance Management System (CMMS), and another software is developed based on Artificial Intelligence (AI) and Machine Learning (ML). The main parameters for integration between two software are the IFC parameter or element ID, along with an API code. This method was utilized for a utility tunnel project, which took approximately four years to develop.

This interoperability not only streamlines workflows but also enhances decision-making. Adopting standards like IFC and bSDD is crucial for consistency and efficiency in asset management.

Accurate data entry to BIM and keeping it up to date throughout the construction period and beyond is essential if you want to make it useful for the FM operational use. However you need to make sure the information retained is useful for the FM operator, as not all the information is useful!

One of the most important features of BIM is 3D visualization, and this feature helps to understand, and all people prefer tracking this feature.

If your model is very precisely developed, then the visualization process is worth for any project. For all of AM and the process mentioned here only possible after 3D which is developed as per LOD, LOI and LOGI (Level of graphical information), any of these missing information make your model not suitable for AM.

When sharing data created in a BIM process, part of the security aspect is to ensure sensitive data is either shared with only the relevant people OR that it is redacted before sharing. Dealing with many formats of data, this becomes challenging… this is where #IFC enables greater control. Using the #IFC data schema (ISO 16739), means that sensitive data can be easily found (on any project, created anywhere in the world) and redacted if necessary - using very simple tools. Standardised data is key!
