To know your facility for sure Some of your time has to be spent on continuous learning Such as Quality standards , management FM ect…and participating in FM community They are plenty and learning what’s the others doing

Stay updated on industry trends and best practices. For example, I regularly attend webinars and read industry journals, which has helped me make informed decisions and anticipate challenges effectively.

Understand the end user/ client core business critical activities and how the facility enables them.From this identify the business critical areas and the assets and systems that support these locations. Consider the system's; resilience, age and condition of assets, obsolescence and critical spares requirements to complete an "impact of failure and risk of failure" risk assessment to inform on continuity planning and maintenance support

Part of confident decision-making is understanding the risks involved. Conduct risk assessments and prepare contingency plans.

Risk Assessments must be done by forming a team of various stakeholders which will get different outlooks on a single platform which will result in preparing effective accident prevention guidelines.

El involucrar a las partes interesadas suma en gran medida a la solución de cualquier problema o gestión, ya que provee puntos de vista que no se han cosiderado; si se involucra al equipo de mantenimiento es posible que la solución sea mas práctica de que como se habia pensado. En mi experiencia, el comentar y hacer participe a los interesados, les brinda información en tiempo y estos mismos pueden dimensionar los costos, tiempos y alcances que se esperan.

Issue you face - 1st- internal and can fixed as does not concern client operation. 2nd problems that are part of scope of works yet due to nature will require client input and advise. 3rd is client problem to which you as FM & company can't resvolve as it is direct client property. 2 & 3 important as some of these issue big or small maybe diffcult to handle yet you want approach the client in such a way that issue get resovled without fear of your job. Keeping client informed as things happen not try to hide away or do work and add to invoices end of month yet client never aware of the work. Keeping meeting regularly where possible always attend meeting and meetig in casual seeting like coffee shop are important as those in meeting rooms.

In my experience, the worst decision you can make, is no decision. Make decisions confidently, knowing that you can check and adjust. Be accountable and accept the good and the not so good. Document the best and evaluate often. Surround yourself with a diverse group of experts. No one person carries a team.

After decisions are made, reflect on the outcomes and learn from them. For instance, reviewing the results of a recent facility upgrade helped me identify areas for improvement and refine future strategies.

Everytime you have meeting/repaired/drill sit down before you have meeting with team and see what could be done better never what went wrong. Then either discuss with those departments items you saw could of done better or why xyz for your infomation later. As never learn from success we only learn for mistake/failure. Engage your team try to work on what happen how can we do better and accpet there feedback and work with them in putting in new policy/product etc. Don't just stand back and order then you have no understanding of those changes as team you've put in place.
