Deal negotiation starts from understanding of customer/clients expectation, in depth knowledge of market, product & services, building the trust, flexible approach, clear / transparent communication, solutions which will satisfy both parties to reach the final goal shall able to reach end result.

I would add that for any type of negotiation the 5 Ps are an excellent starting point -- "proper preparation prevents poor performance". It is important to avoid emotions and focus on the parties interests, to look for solutions that can add value, as opposed to holding on the unreasonable or poorly understood positions that can corner you into a the zero-sum game.

In order to do that it is important to fully understand both sides of the story. In my universe, the world of representing office tenants that are negotiating for new space or engaged in discussions to renew their lease, there are obvious signs that can steer decisions. For example, if an office building is substantially vacant the pendulum swings in favor of the tenant negotiating new terms. If there is little vacancy then it is just the opposite. A realistic tailor-fit product or services anchored on "fringes" that manifestly add value to such.

In my experience, Timing is crucial in such negotiations. i would recommend adjusting the approach based on market conditions and the other party's circumstances, so that we can gain confidence of the parties and thereby provide them with an appropriate timeline for completion. If they're in a hurry to close, you can negotiate more favorable terms. Success often hinges on WHEN, not just WHAT.

Throughout my career I’ve enjoyed honing the art of negotiation. Often a reactive approach is sufficient as it is possible to skilfully pivot from one tactic to another and still achieve the initial objectives. However, the true skill of great negotiation is in approaching it strategically well before initiation of talks. With considered and planned strategies and contingencies that work to still achieve the desired objectives you can suppress the urge to react or to make preemptive moves based on how the other party behaves. This behaviour won’t usually achieve the best outcome. There are often opportunities to change the scope of the negotiations. It’s important to remember that sometimes a different outcome can be a better outcome.
