In order to achieve the strategic objectives, the first thing to have is a consolidated maintenance plan. This plan must be in place and must allow to plan the maintenance for the different cycles, 10.5 1 year and thus have an established preventive maintenance. Once this plan is consolidated, an analysis can be performed to establish which maintenance elements are strategic for the company. This analysis has to identify the costs and benefits of these elements along with the definition of a time window to achieve them. Once this is done, a more detailed planning can be done.

Understanding the difference between urgent and important tasks is crucial in facilities engineering. Urgent tasks require immediate attention due to their time-sensitive nature, while important tasks are those that contribute to long-term objectives. The maintenance plan defines tasks that are routine and those that are important. The urgent tasks can be divided into two classes. The first are the emergency repairs that are themselves urgent and will have their own associated execution plan due to their urgency. The second ones are those tasks that are not an immediate repair but have some kind of urgency, such as not complying with some regulation etc. Again, these tasks will have their own execution plan. The important tasks are those that have been identified by the stakeholders and have a benefit for the company. These tasks can be planned according to their importance in the annual maintenance plans to achieve the medium-long term objectives of the company.
