Addressing this challenge is complex, as the contract has already been finalized. Introducing new codes and upgrading procedures will inevitably have implications for both cost and schedule. As a leader, it is my responsibility to thoroughly assess these changes, identify potential mitigations, and effectively communicate the resulting impact to stakeholders. Based on this analysis, I will revise and replan the project accordingly. Furthermore, my technical team, in collaboration with the client, will evaluate these new requirements and their impact on the final deliverable before making a well-informed decision.

I’ve seen it firsthand, and it’s a challenge to get the client to understand. Acknowledge it as soon as possible. Show how the approach meets the original intent, which involves meeting with all stakeholders. Make it clear this isn’t personal. It’s not about your project alone. Frame it as an industry wide shift helps keep conversations productive instead of adversarial. Code compliance should be static, but accidents and incidents force shifts. Handling surprises the right way can mean the difference between a manageable headache or a disaster.

Any sophisticated building contract will have clauses that allow for reasonable additional costs to be claimed. Changes to the law that affect the construction cost of a project would be considered reasonable and therefore should be covered under the contract.
