It is important that you speak with the inspector and attempt to understand the issues and then if required provide the contact information of several experts in the area of concern. Often an inspector will be broad in their assessments as they may not have the expertise in all areas of a structure. They are the first set of eyes to point out areas of concern. The agent should not represent themselves as experts in areas of structure unless they are, however, the agent should inform the client that if they wish to pursue the property seeking out expert opinions should be the next step. Your client will then be in a position to make an informed decision.

Before initiating the conversation make sure you have specific facts about the issue so that you can answer any questions intelligently, and if possible have a potential solution lined up. Don't sugarcoat the situation, but maintain a positive attitude in your dialogue if you truly believe the situation can be remedied.

Find out what it is and discuss with your sellers what issues the buyers will pay for as it is a pre-owned home, and what issues your sellers will most probably be asked to pay for. Get a few quotes from established companies and present those to the buyers Realtor upon receiving their offer. Acknowledging the situation and providing written quotes to resolve the issue goes along way in calming an otherwise potential powder keg.

How will the buyer know how to react without the facts. Including cost for remediation. I’ve found in most cases having an estimate of the cost done by a professional gives the buyer and seller what they need to stay on schedule.

Agreed. When the inspection report comes in it is important to relay and to discuss the results of the report. Go through each section. If they want repairs, keep a list and discuss how they would like the issues fixed/addressed

Usually, the buyer is the first recipient of the inspection report, or preferably, was present while the inspection was being conducted. At the very least, I ask my buyers to attend the last 30 minutes to hear the summary or recap from the inspector.

Absolutely! And I think it’s best to straight up go to experts for assistance and to expert lawyers for guidance. Not all areas customarily have lawyers involved in transactions but when they are, they can provide a wealth of knowledge.

This is true especially on older homes that tend to have more issues. I find quirks on new construction as well but most concerns can be fixed, at a minimum knowing what is there so it can be dealt with is better than getting surprised down the road.

It’s easy for a buyer, especially a first time buyer, to feel overwhelmed when they first look at an inspection report. An agent can keep emotions in check while not sugarcoating anything. The age of the property and a host of other factors should be taken into consideration.

Problems happen, but how we deal with them makes all the difference. Treat the other party as if you were dealing with close relatives. Empathy is essential in this business relationship. Put in every effort to resolve the problem definitively. Be transparent and honest. Credibility is built over time by doing what is right.

As a California Private Money Lender, my firm Equity Bridge Capital is often tasked with being the 2nd pair of eyes and ears for a borrower who is either a Seller or Buyer - this often includes addressing issues that may arise in the underwriting of a loan whereby certain property conditions are revealed which may impact both the sale and financing. Quite simply, what’s needed when such issues arise is for the contracting parties to immediately and openly address the issues with each other to get to the heart of the matter - usually with the assistance of their respective agents and in conjunction with whomever discovered the problem and then often obtaining independent 3rd party opinions to confirm or address facts or grey areas.

Something else to consider is whether a necessary repair would affect the ability of the buyer to get financing. If it’s obvious that a lender might not loan on a property, assuming the issue is severe enough, it may be better to cut loose and find another property rather than incur additional expenses, such as for a survey or appraisal. Your buyer will thank you later.
