Well begun is half done. Selecting the right material plays crucial role in delivering a quality project. I generally follow the following while selecting the materials: 1. For selection of general construction materials like concrete, steel, cement, blocks etc. I will refer to the project specifications and details in approved designs and construction drawings. 2. For finishing items- tiles, paint, light fittings, MEP 2nd fixes etc. in addition to specifications and drawings, I will also consider Customer requirements: specified brand for tiles, paint colour etc.keeping an eye on budget. 3. For major equipment like pumps, generators, DBs, HVAC systems etc., in additio. To specs, I will look for lead time and reliability of the product.

It is critical to understand the client's expectations. If it's price over quality try to educate investors and explain the benefits of investing in better quality, especially for the construction's critical types of materials, while searching for savings in other fields like the outfit. I would say, never go below your quality standard, if something fails, it will be you who will be first blamed.

The cost of good materials however now will be high but in longitude it will save a lot of costs of repair and the work if we use low budget material

You don’t have to spend a million dollars. With technological advances, it’s not necessary to spend a million to look like a 1 million. Most people when they hear Value Engineering it creates a negative connotation that you are cheapening the project. That is not necessarily true, if it is done correctly and thoughtfully. It’s more substitutionary. In other words maximizing the owner’s available recourses. People believe if you do not pay a lot, the outcome will look cheap. What if I get an equal/better product for better value perhaps another vendor or because I have relationships with vendors who give a similar product with a better price. Does that make it cheap? No, it makes us smart, allowing us to use the overage for something else.

Quality vs. Cost: I'll weigh the benefits of high-quality materials against their cost. While premium materials may offer better durability and lower long-term maintenance, they come with a higher upfront cost. If the project has a long lifespan or requires a high-end finish, investing in quality may be worth it. However, for projects with tighter budgets, I might need to find a balance, choosing where to prioritize quality and where cost savings can be made without compromising the overall integrity of the project.

Material cost are impacted by 4 things form, function, source and installation. Items like lighting can vary from $30 a light to $3000 for a simple light fixture. Both do the same thing at the end of installation, provide light. But why is the cost so varied? Now days lighting isn’t just hooking 2-3 wires together and flipping a switch. We now have controls and modules that give us timers and wifi capabilities. The more advanced options we get and those that give control of convenience add to the cost of the product but also the install cost. In some instances all we really needed was to be able to flip a switch and a light come on. Simple lighting, functional lighting.

Hey I know that person. Do not underestimate relationships in this business. In fact, I would say one of the most important attributes of this business is the building of relationships. I have gotten more done at a better price just because I built a rapport and relationship with different vendors and professionals who are, more willing to bend over backwards to help me than people that don’t. Do not underestimate the value of people, kindness, and friendships. Ever.

If I have established good relationships with certain suppliers, it may influence the choice of materials based on their proven track record.

The real value in a project. There are things that you can substitute or value engineer, and there are things that you can’t or rather shouldn’t. When you and your team are trying to determine what items to or not to VE taking consideration, the future cost of replacement and how soon that would have to happen. For example, an HVAC system is one that people like to VE, and your choice is to replace it every 20 years or every five it may not be worth the consideration and find savings somewhere else, but each team needs to look at each item individually and make decisions that are best for the owner/ project as a team and understand the choices and consequences of each decision.

A good quality alternative was available but project was designed for best quality material which resulted in unplanned delays and losses.

Over the years I have found accessing certain tradesman will often dictate your choice of materials. No brick or block layers, stay away from brick and/or block buildings. Labor force should be investigated early on. Once this has been established I work with the design team to look for the most efficient, durable and available materials for the project. Then we run the numbers to see if it’s the most cost effective method for our location.

As so many things in construction management, the success of the PM relies on the ability to navigate these types of conversation to deliver a successful project to the owner/client. As long as the owner/client is well-informed during each phase of the project and each decision being made, they should wind up happy with the outcome and thus define the success of the project.
