When a client approached me with high expectations to view multiple properties quickly, I knew the key was to be organized and responsive. I began by scheduling a preliminary meeting to discuss their needs in detail, clarifying what we could realistically achieve in the available time. Armed with this information, I curated a selection of properties that matched their criteria, focusing on quality rather than quantity. On the day of the viewings, I created a streamlined itinerary, grouping homes by location to maximize efficiency. As we toured each property, I made it a point to engage with them, addressing their question. By combining clear communication and thoughtful planning, I ensured their expectations were not only met but exceeded.

Coming from a background in Finance (budgeting, mortgages etc) I initially discuss with clients their budget, how much they can afford and get approved for. Parallel to this we discuss about their property criteria; number of bedrooms, location, type of property etc. It is based on this discussion that we filter through the many listings out there so their time and effort does not go to waste looking at the properties which do not meet their criteria and budget. If I am a buyer I would want my agent to be efficient and show me properties that meet my criteria and I can afford, not take me for a window shopping ride. My clients are the same, they want efficiency, honesty, and help hem find the right property; and that’s what I deliver.

Being in the business 20 years, when you listen to a client they tell you exactly what they need. From there, putting an organized collection of all properties that fit their needs is a real time, visual model they can follow. From there they select what they want to view, and we are viewing the properties within 48-72 hours. If a client’s expectations are high, that is great! It means they know what they want and have their vision. Showing what’s available within their criteria is step 1. Being patient and supportive step 2. The rest is just timing for their property to hit the market! I’m just their advisor and advocate. They’re the ultimate decision makers.

Entendiendo las motivaciones adyacentes de tu cliente. ?Que lo motiva a buscar esa propiedad? ?que es lo que realmente quiere lograr? De esa manera podrás mostrar a tu cliente el inmueble que se ajuste a lo que él realmente desea. Si te dejas llevar únicamente por una lista a cumplir, estarás perdiendo información valiosa acerca de las emociones que hacen comprar a tu cliente.

First, sit with them and review videos of the properties, both from listings and from street views...they are not just buying a property, they are buying neighbors. Google Earth views will allow them to get a sense of each property and how they will live in it, drive to and from it and how the neighborhood feels. Then after narrowing down a selection, ask the client to drive by the ones they like in the evening, to get a feel of what the neighborhood is like...maybe then reduce those and have them then drive into and out of those neighborhoods during rush hour. Then, once they are happy with the surroundings, the showings can be focused to just seeing the inside personally and getting a feel for how they will live in their new home.
