Focus on a specialty. The "I work with buyers and sellers throughout the 8 county area" claim doesn't cut it with today's consumers. Make yourself known for "selling lakefront condos" or "working with first-time buyers in (name of community", for example. Utilize your expertise. Maybe you grew up in the area you want to work, fixed up houses, worked in finance, etc. Promote your expertise as a means to develop your database.

One way I help to train and coach newer agents is to show them how and why to monitor and track other agents within their farm area and/or specialty. For example, an agent I worked with noticed an agent (with a competing office) that only took her listings for homes in good condition when the owner was willing to price it to sell. He wound up bringing her 3 buyers that closed within one year because he knew she could get his deals done. Doing this type of research on his own time saved him time and money on additional training.

Remember that "performance evaluation" does not necessarily reflect income. Establishing relationships with home builders and working toward exclusive listings for developments typically lead to more gradual (vs. immediate) success.
