Every deal that a commercial real estate consultant closes has a story to tell. I have found that the most effective way of telling this story is through the words of the client in the form of a testimonial. Get your client to give you a testimonial, and don't hesitate to share it on your social media handles. Good luck!

Reach out to colleagues, former clients, and acquaintances who already know your capabilities. - Genuine Care: Show genuine interest and care for your contacts and leads. Engage with them meaningfully rather than treating interactions solely as business transactions. - Celebrate Others: Make it a point to acknowledge and celebrate the milestones and achievements of your clients and colleagues. - Decency and Altruism: Approach your professional interactions with kindness and without the immediate expectation of something in return. - Focus on doing good work and being a good person; the rest, including recognition and opportunities, will naturally follow over time.

Social media is open 24 hours a day. You can sell yourself and or product nonstop. Just make sure that you place the appropriate information on the appropriate platform.

Absolutely try and leverage social media, podcasts, articles, etc. As an example, for those in real estate who avoid or are unaware of the value of X (Twitter), there is an unbelievably robust universe of commercial real estate experts from all over the country and in a variety of different segments of the market. I would probably start by contributing to commercial real estate collaborative articles on LinkedIn about how to get noticed! But really, the age of social media has enabled everyone to readily and easily engage and share information with up to millions of people on a daily basis. Since anyone can do it, it becomes that much harder to stand out - so in order to gain recognition you need to establish your identity/brand, post consistently, and most importantly provide value and have something to say. Easier said than done. To gain a reputation as a RE professional, you need to demonstrate knowledge and expertise on the topic. Social media can provide a platform to do just that.

You need to work from the into the out, awareness on social media , leveraging online platforms for client engagement , developing a professional webpage , educating clients about real estate market trends , processes and behaviour , providing guidance on property valuation , property analysis and investment analysis and most importantly building trust by keeping things honest are some of the ways that can help you in getting over the line .

By building trust with centers of influence they will begin to see you as a go-to resource. Building a trustworthy relationship takes time, generating referrals from that relationship takes even more time. It can be easier to leverage a COI's existing influence with your target decision-makers than it is to forge your own via cold outreach. Show anyone who will listen that you are a trustworthy, knowledgeable advisor.

Apart from networking, creating content, social media, speaking engagements, partnerships, education, testimonials, and specialization, consider: Exploring guest blogging, podcasting, webinars, media outreach, community involvement, online ads, and collaborations to boost your visibility in commercial real estate. I agree. If you are an expert in a specific area many types of individuals can benefit from your expertise. Try and gain feedback from all different people. For me I have a software that helps GP’s with distributions so I reach out and talk to GP’s. I also reach out to Advisors and underwriters because they can also utilize my software in a much larger scale. The largest scale is if I were to lease my product to another software company that can use it to enhance what they do. There are always different ways to solve an issue.

There is nothing greater than a solid network within the Commercial Real Estate industry and it will take time to build. My recommendation is that you seek to identify one to three potential mentors. Focus on those whose skills seem to most closely align with your ideal niche and find something of value you can bring to them. It may be as simple as “How can I help you” or if there isn’t yet a foundation to start from do your research and find a path to build upon. Networking will take you further and faster when you are intentional. Remember, be a lifelong learner, growing more each week and within 5 years you can and will become a recognized expert if you’re consistently growing your knowledge to bring to your network.

In my experience, staying abreast of the title industry concerns and solutions though national workshops and CLEs have been invaluable. Paying close attention to situations the speakers have encountered and solutions to avoid claims sharpens my understanding. It's important to harness your knowledge on these topics so you can employ them readily for your clients.

Continuous education and learning is an outcome of a passion for what you do. If you love what you do you should be learning and growing, molding with the industry. Things change so quickly in real estate.

What experience and background do you have that another professional with 10,000 hours of experience doesn't have ? In the end, it's the value you bring to the table for the client that people will really recognize.
