What do you do if lenders and financial institutions are unresponsive in real estate financing?

It is critically important to offer your clients a suite of lenders you have experience with. ?In an aggressive bidding climate like we have in Connecticut, time is money. ?The lender needs to be very responsive and as a real estate advisor, it is part of our job to mek sure we know how to get answers quick and if not how to escalate the request.

In real estate real time information related to financing is essential. If you’re lenders do not get back to you in a timely manner there are plenty that will!!! Perhaps consider referring your business to an office where your transactions ARE top priority.

I prefer to work with lenders that I know or have worked with in the past, but when representing a seller, I am not the agent recommending the lender. I have worked through some very difficult transactions that had a non responsive loan officer representing the buyer. I feel like it is important to remain calm and professional, allowing a reasonable time for responses. I always feel bad for the buyer in these situations because they probably did not know that the loan officer they were working with was not following up in a timely manner. I have had one of my preferred lenders (working with a buyers agent) jump in to save a transactions within 7-10 days of closing. It is important to keep everyone informed.

Find a lender that is… also a local lender. It’s important to have a relationship with all the people in any transaction. We all have the same goal.

Regular communication and persistence can often prompt a response and move the financing process forward. Also, consider whether working with said loan officer or financial institution in the future is warranted.

As a real estate broker, I have had clients explore other lender options prior to offering, knowing their offer stands a much better chance of getting accepted with a knowledgeable lender who reaches out once an offer is delivered and who answers their phone promptly. Have a strong team!

Plan ahead and create options. Lenders do not run the show you do. They will dictate if you may or may not so make sure your are armored with professionals who can guide you to any and all options. Options A - D so you don’t get stuck. The key to financing is being proactive not reactive.

It is so important to find the right lending partner. Not all loan officers are created equal, not all lenders have the same products. If you are working with a large bank or retail lender you are going to get a completely different, and often lower, level of client service than if you work with a broker. Large lenders often have their loan officers in a giant call center, their goal is volume. When you work with an independent broker they are not only able to give you more personal attention but also have access to many lenders and products to make sure you are in the best possible situation.

Loan officers at large retail lenders are often newer in the industry and working in large call centers where they will talk to 100+ people daily. If you are looking for one on one attention and someone who can explore creative options find a mortgage broker. I have worked for a large retail lender, a bank, and as a broker - the resources and client service of local brokers is generally unmatched. Of course not all brokers are created equally - so make sure, as always, you are doing your research and finding the right fit for you.

One thing that many forget is that people do business with people. So find out where is the next networking event for that lending institution and go ahead and meet them in person, say hello, do not just talk about your business. Make it all about them. Build report, then, they will remember you when you apply for that loan. Remember they are in business to make money so they need your business.
