Pro tip: if your complex has a motorized gate that keeps breaking down because of its motor malfunctioning, it's probably cheaper to just replace the motor rather than sending it for repairs for the 100th time. Security maintenance and upkeep for an existing security feature in a residential scheme should never exceed the cost of installing the security feature in the first place.

I oversee four distressed properties where we have achieved a 70% reduction in crime over the past year. This success is the result of a comprehensive approach to safety and community engagement. Key initiatives included installing security cameras for surveillance and lighting, partnering with local law enforcement to foster collaboration, and hosting monthly safety meetings We also prioritized offering critical support services, such as domestic violence resources, and implemented an anonymous hotline to encourage residents to report concerns without fear of reprisal By creating a culture of collaboration and providing the necessary resources, we have fostered a safer and more supportive environment for residents Creating community is key

Start by researching your current contracts. Courtesy patrol, landscaping and drive-in gate maintenance contracts may need to be revisited. After that, get to the root causes of the issues. Is the community well-lit? Are Residents leaving vehicles unlocked at night? Do you have a homelessness concern? Once you have answers, contact the local police department to see what resources they offer. Many have a homeless task force now, and many have easily accessible crime reduction tips that you can communicate back to Residents. The feeling of safety is very personal, so get your community together for a Resident event and invite local PD and Fire Departments so questions can be fielded by professionals. Communication is always key.
